TM30 report for me - can a Thai wife with house rent contract can do the reporting?

Hello,

 

Instead of us living in the house of my in-laws, my Thai wife rent an apartment for us. She signed the contract since it was done while I'm still outside of Thailand. 1st question, is she become the house master?

 

I just arrived and as you all know someone must do TM30 report for my stay. 2nd question, can my wife do the TM30 report instead of the owner of the apartment?

 

If my wife can do the TM30 report, does she need anything from the owner aside from the rent contract? Or her National ID and rent contract are sufficient?

 

The owner seems very busy and barely answering messages so we want to do the reporting ourselves if we can. We plan to do online reporting here https://extranet.immigration.go.th/fn24online/FilterNoLogonServlet?nodeId=24&programId=FNHOTELREG

Yes, your wife can do the reporting because she is the possessor. But immigration might want to see a copy of the house book as well as a copy of the owner's ID card.

Thanks for quick response! Ok, we'll also prepare her house book. But unfortunately, my wife said just now. There's actually no rent contract. We're in the province of Nan and she said it's normal here apartment no signed contract. You can leave anytime, they just ask for 2 months deposit.

 

So it seems like I can't avoid chasing the apartment owner. ????

How long do you intend to stay in Thailand?

Would probably more than a year. We starting to build a house and need to be here to see the progress.

Ok. Sounds like you might also do an annual extension at some point. You need to file TM30 so you have an address that can be used for your extension. 

Normally would not suggest this however you could visit your imm office and ask their advice as to what would get you over the line.

Exactly! We have a place in my in-laws and we're staying there last year. We can use her parents address and her mother will be the one make the reporting as she is the owner of the house. But what I understand, when I do the extension a visit from immigration officer will be at the TM30 reported address correct? Is this a surprise visit or scheduled one? Because we can be at my in-laws during the visit. As I've said, we have a place there and we still have some of our personal things there.

Ah thanks for clarification. So this is still the apartment owner house book. The owner is a bit snobbish ????

When your wife registers on that online site, she needs to upload a picture/scan of her ID card and another one of an "address document" for the property in question. Depending on your immigration office, they might accept the rental contract or a document from condo management with her name on it for the latter.

 

For example, a friend of mine in Bangkok used the latest monthly water bill from condo management, and that was accepted (no house book required).

Just use in-laws address. The home visit for the under consideration period would be scheduled. As its your in-laws place they could even be your witnesses

The owner will, miraculously, seem less busy when they don't receive the monthly rent! That will get their attention regarding regulatory requirements.
