Proof of condominium rental for my 90-day visa extension ("special tourist visa"). What if the landlord doesn't give me a receipt?

I'm about to apply for a 90-day visa extension (for my "special tourist visa") at Chaengwattana Immigration office in Bangkok. From my understanding, I must have a proof of condominium rental for my stay in Thailand after ASQ.

 

My landlord doesn't want to give me a receipt. How else can I prove prove my condominium rental? Is a bank statement good enough (though it doesn't show any condominium name on it, just the landlord name)

No (I trust them as I've been there many months in the past during prior stays in Thailand, and the Line messages are enough of evidence in case of it goes to court if needs be)

Your landlord didn't do a TM30.

Under the Thai Immigration Act it's the responsibility of the owner, house master, or the possessor of the residence where an alien stays, to report within 24 hours of the aliens arrival, using form TM30.

 

If such form hasn't been filed then Immigration will refuse any further services, until the law is complied with and you may be fined for non compliance with the law. They would usually request at minimum signed copies of the landlords Tabien Baan and ID card to accompany the TM30 form.

 

At a guess, your landlord hasn't filed the required TM30 and not given you a rental contract or receipt because he is concerned about paying taxes on the rental property income. He wants to keep it hush, hush.

 

For your 90 day STV extension application you will probably need to supply.

Proof of filing a TM30.

Rental contract.

Receipt of rental payments.

Signed copies of landlords Tabien Baan and ID card.

Completed TM7.

Passport size photo.

Passport.

Copy of photo page.

Copy of Visa.

Copy of TM6.

Copy of entry stamp.
