I agree. An argument lost on many members in the Australian Forum - Old Aged Pension thread, also. Article 18 of the Thai / Australia DTA relies on the "provisions" of Article 19, and Article 19 is about "government service." pensions, not "government pensions" as in, welfare, or benefits as it's known in some European countries. There is a difference. One member posted in the Australia Forum, and I quote, "Forget about Article 19" yet in this Forum, advised another Australian member he would have to pay tax under Article 19 of the DTA. Go figure. Every DTA is different, yet, have a lot of similarities, particularly when it comes to pensions. -

Answer to that problem is, tighten up on foreign ownership. Eg. more tax. Boils down to, current owners will have a declining market, and new builds/ developers a declining market also. There's already a massive oversupply of property in the market in all of the major tourist areas. The Thai's don't want to cause a "market correction." They just want more of a slice of the "market." Get the balance wrong, and, well, the market could tank, but the oversupply was already pushing prices lower anyway, yet, they keep building, and building. -

I agree. Start buying land in Issan, a house, a farm, a shop, a bar etc etc, then all bets are off. Rent, and do not buy, including "company" and one could have a long and comfortable life, retiring early, Thailand. It's nothing new, and well documented. Keep it "real" here and enjoy. Start shifting liquidating assets in Australia and shifting cash here, based on emotion, and you roll the dice. -

Where to sell a silver bar
For those who insist on having physical, in Thailand you should select a reputable shop that is convenient for you, and deal only with them. When you return to that shop with "their" gold (the gold they sold you), it is usually a fast and frictionless transaction, since they trust the gold they handed you. Of course, as @ericbj states, this is less than ideal liquidity, but it is the best way to do physical in Thailand. -

Raise rates, and they could collapse the Australian housing market Ponzi scheme. Lower rates, and inflation rises again. The inflation rate is already higher than what the RBA would like, and has been for quite a while. Whilst you may enjoy higher interest rates on your savings, just think about what happens to the AUD is the Australian housing market tanks. -

I did. They still are 2-3 times more expensive than Thailand or Vietnam. Portugal may be the cheapest now. If you can't afford Thailand there isn't a place in EU. Mexico, Central and South America are same as SE Asia. Not better in general. So, suck it up in Th or Vn till you kick the bucket... -

I think there might be one other thing going on here. The Thai government is getting quite desperate for revenues. They are frantically looking everywhere for potential income (spelled tee aitch e ef tee) To @chiang mai's point, I suspect the potential tsunami of money that would like to escape China is also a concern. Not so much to protect Thai nationals, but to prevent an unsustainable inflation that could jeopardize their banking system. I suspect that the ghosts of the Tom Yum Kung crisis still haunt decision makers here. -

Any benefits in antibiotics
It's one of the most ridiculous ideas imaginable, antibiotics are only to be used in extreme circumstances, where nothing else is going to work. There are so many downsides to using antibiotics too often, one of them is that several classes of antibiotics are highly ototoxic, which can lead to permanent tinnitus, which is not something that you want to be cursed with. -

I still think marriage can work if there's a very high level of compatibility in many areas, and if it's an Asian woman who is comfortable manifesting the dignity within femininity, and likes to play the role of a woman, and enjoys her man being a real man. Otherwise it's just a big nasty mess. -
