If you do find someone with reasonable rates then the chances are they do not specialise in real estate law. They would probably have a good working knowledge of the Condominium Act though. I know 3 minimum are needed.. but a supposed specialists tells me that till a maximum of 9 members everybody applying is elected even if the person has 1 or 2 votes ... In the translated condo law I have read that to be elected you need the majority of person attending the meetings (so more than 50% of the attending votes) Thank you.. briley Posted December 17, 2021 Share Posted December 17, 2021 Your reading is correct, to get elected the person should get 50% of the votes of the attending owners (unless it is a 2nd meeting then it is less). But enforcing the ruling is different. You have to get the land office to reject the minutes of the meeting and/or reject the registration of the person concerned. In my opinion it is rarely worth a fight - getting people to stand for the committee is hard enough and if 1 or 2 of the committee got less than 50% does it really matter? 1 Link to comment Share on other sites More sharing options...

A coup is possible if you can illicit enough proxies yourself. However if you try to do that, the committee will get to hear about it and cut you off at the pass. It's my experience that those who seek/want election to a committee are usually the least qualified and/or have a predisposition to narcissistic tyranny and despotism - especially the Europeans on Thai condo committees. Thought I might try and be a member of my condo committee but concluded I didn't work hard and retire young to come to Thailand and worry about whether Bill Bloggs the chairman is nicking the chocolate biscuit money or whether the foyer paint should be petal pink or electric pink.
