Ask the building maintenance man/lady to do it for 1 or 2k baht.

My concern is they come in, no masks, and make mess cleaning the mess. It's like poo carpet out there.

Get the professionals in, must be some

No doubt but,  if they are like most of the "changs" I've dealt with in Thailand they will adhere to the code of "damage as much else as you can in the course of doing what you were hired to do" i.e. they will indeed make a huge mess of the rest of the apartment.

If I were the OP, I would get a really good mask (and maybe double mask) and gloves, shovels and scrappers and thick garbage bags and clean it myself. Maybe hirte a casual laborer to assist but one you can closely supervise and will follow your instructions.

Then install netting, and put an oily substance on the railing.

It normally wasn't an issue, but I was out of the country due to covid and left the place empty for over a year. ...

in that case not at all surprising.

While you are back there, make it clear to the pigeons that the place is now occupied. Play music etc, make noise.

Damn disease infested winged rats.

If someone knows a good way to exterminate them let me know.

<deleted> all over my balcony and basically live above my air conditioners.  They usually fly away to the food stalls below at lunch and come back later on.

Tried the shiny reflective stuff, but they've gotten smart and realise they don't do <deleted> to them

Will look into netting, but
