BTS and MRT haven't ended the traffic jams in BKK.

No, but they allow those that are not too proud to take public transport to get somewhere quickly.

If people want to sit in a private car and burn petrol in a traffic jam, when there is a better alternative,  I have no sympathy with them.

You'd know about nonsense ..rather naive

I do, owing to my living here for decades and reading countless oracular prophecies by our ace forum Economists, Urban Planners, Construction Engineers, and Tourism Authorities that always turn out laughably wrong. Any prediction posted here means the opposite will happen in reality. So it is with yours.

As an aside, one of the all-time classics was uttered back in 2009 by one of our most distinguished classical Economists (something of a polymath, actually, with expertise in a number of fields--notably Pavements), now retired and skint. Hear naïveté:

Central World is going to fail, just like The Avenues. Anyone stupid enough to build a place that charges Bangkok prices in a small tourist resort town deserves to go bankrupt.

This shrewd, assured, gleeful prophecy with the wrong name of the mall was immediately affirmed by another Expert:

[Chief Economist] is Right On the facts

So it was clear that Central Festival would in fact be a big success.

Now, the smart money pays close attention to these Oracular Utterances on our forum. So the stupid Erawan Group soon opened the new Holiday Inn Pattaya. Next year, 7 months after another doom thread, the stupid CPN Pattaya Beach Co. Ltd and the stupid Hilton Hotels & Resorts also foolishly opened the Hilton Pattaya amid all the ruins. LH Mall & Hotel Co., Ltd. (LHMH), seeing all the doom threads on ANF, knew to open Terminal 21, to the usual chorus of sneers.

Just to mention a few of the new projects since 2009, mind you.????

Can we construct a reliable Indicator from ANF Poster Prophecies, based on their Eyeballs? Amusingly, it seems so. Shares of CPN, a Pattaya-related company, typically bounce upward after a doom prediction, for example.

centralshares.jpg.b929c2b213de7be1dcf44dc14f179435.jpg

So after all the COVID FINAL FINAL DOOM prophecies for Pattaya, we can see why big hotels and condos are still going up.

But not going up for the baked-beans-on-toast mongers, obviously, renting fleabag rooms over on Soi Buakhao. Their slice of the pie, to use one of our Fundamental Economic Principles, has been shrinking since long before COVID. What with the continued decline in the GB Peso, that trend looks more likely to continue than not.

The Authorities have been looking to Asia, India, and Russia. They've been looking for more middle-class tourists and families from the West.

Sorry. You seem lost in the same 1995 time warp as so many of our old posters.

One of those delusions of farang grandeur that keep posters posting here. Now the entire Thai economy was supposed to collapse, Thais all return to rice fields, after the great Golden Egg Layers all headed for the exits in 2003. That was owing to the INSANE rise in visa fees.

Don't know about Pattaya, but 2.5 of our 6 CM Malls have failed during COVID.

KSK failed, Promanda failed, Pantrip half failed (top 3 floors almost empty)

We got a lot of domestic tourists and expats coming in from BKK on the weekends and esp. holidays. Festivals being promoted vigorously. Tourists are trickling in. So the two main malls doing well before COVID are surviving rather well and in no danger of failing.

But, like CM, Pattaya did unquestionably become overbuilt, not only in malls but in bars and restos as well. Devastation is evident. The economic center of gravity has shifted to North Pattaya.

He's in the process of getting it and would be gratified to know, if capable, that he's being useful for instructional purposes, like those who will their bodies to science.

'Will allow 200 more cars to park along the beach.'  As if that is a good thing.  Meanwhile, more trees lost, more concrete added, more nature removed, and more congestion, not less.  Planning should be focused on reducing the number of vehicles on Beach Road not adding them--with more parking garages and some sort of trolley running where the current beachside parking is now.

And more brothels fronting as bars added to attract quality tourists in search of brides and orgies. Why someone would come to Thailand otherwise?

Promenada never got going , the hugely superior in every way  Central Plaza opened up nearby about the same time and everyone went there instead of Prominada

I reckon they built Promenada to take advantage of the new residential buildings in that area, but the expected numbers never eventuated.

Bit risky to built a high end mall without the numbers of high end residents to support it.

The main problem IMO was the lack of public transport from the city center and the red baht buses ripping off every passenger they carried.

I liked the mall precisely because hardly anyone went there, but they used to run a free shuttle from the city, and when that stopped I didn't go anymore. Central Airport had regular baht bus services from Lamphun for 25 baht.

They used to have school ( I think English ) classes on the top floor of Pantip. Did they leave?

I always shopped at Big C there and there was a DVD shop that sold hard to get DVDs, plus a friendly computer guy that made DVDs of difficult to find movies for 100 baht.

I didn't like Chiang Mai for the pathetic night life, but Pantip was better than the one in Pattaya for computers and DVDs.

The English schools were all there the last time that I looked .

The hard to get video shop closed down when porn became illegal in Thailand . the DVDs they used to sell where shocking and there was a news report in the UK about them, which was the cause for the Thai Gov to ban them . I seem to recall that someone reported Thailand to the U.N to stop child trafficking and those videos

Right. If someone thinks a town chocka with cheap tour Chinese and baht pinching Indians is a success story I wish him well with his illusions.

That’s not really the point under discussion. The goalpost was moved, as is typical.

But your statement does add to the nonsense, merely yet another example of the Complex Question fallacy—squared, lol. No point in addressing it; plenty of ignorant bigots here will agree with you, including the forum’s Chief Troll. Feel comforted.

I’ll note in passing that success and "what works" is in the eye of the beholder.

Your definition of a successful Pattaya under the great Golden Egg Layers:

P1995.jpg.7fc19de2d3c967902172099ce496581d.jpg

But diverse international tourists, domestic tourists, thousands of Thais in newly created respectable jobs outside the prostitution racket, and the Thailand economy define a more successful Pattaya thus:

ptypanorama900.jpg.4b983a823db19ae11490aedde695a7d6.jpg

With an economy, oh, at least 5 times larger. And all this happened after the Golden Egg Layers ran out of golden eggs owing to gross mismanagement of their own domestic economies and headed for the exits--declaring Pattaya DEAD.???? And it was of course after your infamous fatuous prophecy that “Central World” would fail because nobody would pay Bangkok prices. ????

GBPeso tanked, 10% inflation, heating costs skyrocketed, airfare prohitbitve, porn, hookup apps, feminized males. Monger scene dwindling, bars closed or demolished. Great high season coming for the old sex trade! Do you know something the big developers don't? Again? | image tagged in inception mr charles squints | made w/ Imgflip meme maker

So that trend of catering to international and more middle-class tourists looks to continue, barring cataclysmic events.

Now TAT: ANF doesn’t recognize domestic tourists, non-white tourists, or EEC, of course. But EEC also real and coming, as anyone traveling on Sukhumvit from Sirircha to U-Tapao (new second runway planned) can attest.

One thing you don’t see, among the buildings going up, are more open-air beer bars, cheap flophouses, or even more go-gos. On the contrary, though some have re-opened, most remain closed, demolished, or for sale. It’s only a few of our ace ANF Economists placing any bets on a big revival of the old monger market and deluding themselves about its significance in the new Pattaya.

You seem to know far more about shops selling porn than I do.

The one I'm referring to was run by a pleasant woman, and sold anime movies and such as 007 box sets. I bought all the Studio ghibli animes there, and not available elsewhere.

Only hard to get dvds because the usual places only sold popular dvds.

Indeed, with at least 5 times as many cars trying to get down roads built in the 80s, with, wait for it ..................................., 5 times less cars!

Pattaya used to be a cheap and cheerful town, with plenty of people making money and happy visitors.

All that extra money hasn't made it a better place, and it stopped being cheerful long ago, so if that's a success story, you are welcome to it.

If a city beside the sea can't even stop it flooding, it suggests to me that something is rotten at the heart of the Pattaya administration.

A doomster post never expires, as you've reminded us by gloating that your ancient warning had come true when COVID decimated the Pattaya economy--which of course had nothing to do with your "reasons" for prophesying Pattaya's coming ruin. They were only about the imagined neglect and mistreatment of tourists, notably mongers.

But years later you doubled down on the Central Festival prophecy by inventing the Stalls of Doom Indicator: vendor stalls in front of the mall in the evenings meant it was in financial trouble. 'Course, Central Marina had had such stalls, permanently, since the 90s.

And since you're now claiming that Indians and Chinese will thwart Pattaya's success, it's only fair to bring up your track record. You may not like it, but it has nothing whatsoever to do with stalking. I at first made a very deliberate attempt to avoid mentioning your moniker, did I not? And I of course have no file on anyone--no one's of any importance here, except in their own minds--but I do happen to have a pretty good memory. Indeed, I make it a point to take care of it, best I can. ????
