The whole world has seen the problems foreign property investment/ownership causes for the indigenous population. U.K, Australia and Canada are just a few examples. No need for it in Thailand, things are fine as they are👍

Here's one solution, allow a foreigner, married to a Thai national, to own 100% land and house, but on dying, it is transferred to his Thai partner.... this would also work on owning a business.. if the partnership fails, everything is sold, then monies are split 51/49, in favour of the foreigner who has made the financial investment, providing the relationship has exceed a threshold, eg 5 years.

Yes and watch how fast China has 90 year leases on massive tracts of land...pay thais to grow rice then ship it all back to China.  Lets also build some massive Chinese communties all over Thailand.

 

They do realize there are about 1.5 BILLLION chinese basically next door who would change the entire country of Thailand very quickly.?  Add in all the investors from other countries and see how it works out for those who want Thailand to remain Thailand...spoiler alert:  Not Well.

 

Go take a look at shinaoukville in Cambodia and see how that worked out so far.

in my moo baan, ZERO foreigners own, it is the greed of the agents and thai owners that increase the price of a 15 year old house from 5 to  7.5 million, in average...

Thailand belongs to the Thai people. If the Thai government allows, land sales to foreigners, prices will escalate and the Thai people will not be able to buy land in their own country. That is what happened in Australia.  When I say land, I’m referring to vacant land and established homes.  I think a condominium ratio of 60./40 would not affect the market too much

The average Thai cannot afford to buy land and then build a house on it unless they marry or live with a foreigner who will have the funds to pay for it

Funny how the super rich Thais own properties , football clubs around the world but they dont want foreigners buying plots of land in Thailand

Not true at all. I bought my condo from a very sweet Thai lady who is also the concierge, for only 900k THB. With that she was able to build a 2 bed bungalow back home in Buriram for her mum for 700k THB. On a rai plot she already owned. People's perceptions are so distorted. Western values and figures simply don't apply here.

Who says they don't? Seems most people on this forum don't. Why do they think they know what's best for Thais and Thailand? They draw ridiculous parallels with London, Paris, Berlin, Russian oligarchs, Saudi oil barons and the like. These people are, or were, stratospherically rich. The London property market was a no brainer. There is no comparison with a rai of land in Issan! Or even a beach plot on an island which will set you back a few bob.

so the millions of thai houses all over thailand are the result of a thai with a falang?  Wow...that might be a big surprise to millions of thai homeowners.
