Now it's high season in Pattaya which means the tourists are here for their annual leave 

Is your Condo block now noisy with parties ,slamming doors etc

 

I have spoken to a farang who lives in Arcadia Beach Condo in Pattaya who owns his own condo facing the swimming pool ground level

 

He woke up in the morning to see his small chairs and table moved from his open balcony to near the pool with beer cans nearby 

 

I'm not sure why he didn't notice through the night that they were missing but anyway please we can't cross examination of him.

 

My question to you is your Condo building much busier with tourists ,families , screaming kids now ?

 

What's that Condo in Pattaya that recently introduced finger printing scanning so no Airbnb clients would stay ?

Reason #28365533 to never buy a condo here (I'm a 2-time idiot in that respect). 

 

The condo management can put up all the "Rentals under 30 days are illegal" signs they want, nothing is ever (or very rarely) enforced when push comes to shove, or it is dealt with super late.

well,   he needs to chain his table and chairs so they can't be moved,  and just stick a paper sign up saying chairs and table not allowed to be moved from this balcony.

People on ST lets can't close doors quietly for some reason. I never hear the permanent residents go in or out, but the two condos on my floor that are rented out are a constant source of banging doors.

I would hate to be an owner and have tom dick & Harry using all your amenities you pay for

I think a fool if any person buys or even rents a unit on the ground level facing the pool.

Of course, they will have noise most everyday and evening.

I live at the very end of my building facing the ocean no noise at all the pool is infinity on the top floor.  Not busy as ABNB not allowed.

I'm very happy my Condo follows the law and no people are allowed for <30 days rental (6 or 12 months rental only) 

 

Very peaceful and quiet condo block without all the riff-raff

And if I was an owner I would agree with what The Base has fine by banning those under 30 days staying by introducing finger printing scanning was it or was it facial recognition?

Ruskies have turned many condos in tourist areas into Russian ghettos now.

 

Then they all buggar off during the rainy season.

 

I wish they would cancel visas for the scoundrels but it seems Thailand only cares about one thing.

What about the poor owners living in these massive condos who bought during the low season where they could relax by the pool and sleep soundly at night only right now to hear parties and yahoooing out near the swimming pool area at night with 2 week holiday makers 

And breaking doors ,using the gym ,jumping and yahoooing in the pool 

 

 

Sucks to be them I guess.

 

I do lol @ selfish... I have had the same tenants for 12yrs now.. never any complaints but the condo's are not reliant on tourism for occupancy.

Have facial scanning at my condo in Bangkok.   Doesn’t keep out the Airbnb crowd.  Thankfully none of them are on my floor.

I'd be straight onto juristic.......if they are gaining access to owners only benefits like the pool etc.

Peaceful as ever in my well run low rise condo. No short term tourists as they enforce the regulations re AirBNB/short stays. We get snowbird owners arriving now but they tend to be older respectful couples who appreciate the peace and quiet. Very rarely get kids around. 

 

Plenty of choice of cheap places for the tourist riff raff thankfully.

Not now there....more's the pity....but our juristic had the place nailed down.

 

CCTV covering every corridor on every floor.

 

Leave your shoes outside the apt door and there'd be a knock within 5 minutes.

Nothing can be done.  The developer is doing the same thing with unsold units.

So far, it doesn’t seem to be an issue.  I’ve never even attended a single board meeting since the condo opened 4 years ago.  I don’t know how people are passing the facial scanner but there is a shophouse down the street with all the lockboxes for keycards for the individual owners who are renting them out on Airbnb.

 

If I ever get an Airbnb person in the adjoining unit (only one common wall) making too much noise…I have the stereo system from hell with a 12” subwoofer in order to “fight fire with fire” if the concierge can’t handle it before it reaches that level.
