The first place to look would be staff acting for ST let owners. You wouldn't believe what condo management staff get up to (or maybe you would).

Doesn’t surprise me in the least 😄

 

I don’t want to make waves as the developer was super cool with me and let me stay in an empty unit for free for 4 months while I renovated my place.

I had a neighbor who for a while was ST letting to people who slammed the door, but they were so good about fixing a problem previously that impacted me, I felt I couldn't grass them up.

I’m thinking of offering to sell my unit back to the developer as it’s the most desirable line in the building (with none left for sale) and they are actually renting for ฿100,000/month on Airbnb (with a 4.9 rating, 39 reviews) on much lower floors (I’m 150 meters above the street) and not fully renovated to the same standard as mine.  I can only imagine what the developer is asking….or maybe it’s the developers units that I’m seeing on Airbnb.

 

Regardless….it’ll be a great selling point when I point out what the units can rent for.  So maybe, in my particular situation, the AirBnB fiasco will work to my advantage.

My condo’s quieter than usual, as there’s a ban on non urgent maintenance during high season, so no drilling noise. There’s no obvious attempt to ban short term rentals in my building, not even any key card needed for entrance or lifts, but any short termers on my floor aren’t noisy. The place is far, far less noisy than my flat in Australia. Not as many young Russian ladies at the pool as last year, more’s the pity.

I have spoken to a farang who lives in Arcadia Beach Condo in Pattaya who owns his own condo facing the swimming pool ground level

 

He woke up in the morning to see his small chairs and table moved from his open balcony to near the pool with beer cans nearby 

 

I'm not sure why he didn't notice through the night that they were missing but anyway please we can't cross examination of him.

 

My question to you is your Condo building much busier with tourists ,families , screaming kids now ?

 

What's that Condo in Pattaya that recently introduced finger printing scanning so no Airbnb clients would stay ? 

I live in a house on the edge of a golf course and because of the new resorts that have gone up around here, it's as noisy as the Jomtien condo where I used to live. I think my next big spend will be on double glazing and noise proofing the attic.

How much room does his table need for all the languages?  Mandarin or Cantonese? You also recommended the chairs and table be chained up.  So he unchains them during the day or night when using them chains them together each time he is not on balcony correct?

Becoming slowly Moscow at the beach like the Ambassador.. Owners complain but still rent out.. so nothing will change or for the worse

Go and sit by the pool and wear dark sunglasses and stare at them 

Lay on a banana lounge with pink undies on,  legs apart , you only have to do it for a few days they will get the message

correct,  but the sign just goes on a post or entrance to his porch,  just where it will be seen easily,   and I would just buy a cheap wire cable or small link chain 2-4 mtrs and thread it so it just stays there all the time.   couple of hundred baht ... jobs done.

I wouldnt stay at Arcadia (either of them) during high season  even if they paid me.

But if it's cheap all the Mandarin, Cantonese, Korean, English and Russian speakers will easily cut the wire cable.  Then what can he do??

As a frequent swimmer at Jomtien beach, I’ve always found the Russians there to be perfectly well mannered and decent. Not their fault they have one of the planet’s most evil psychopaths as their president. They probably complain about the dodgy looking Westerners who frequent the place.

Ive been coming to Pattaya and other areas of Thailand for 40 years and Ive never seen a place get so screwed over by one people, Russians ever. Not to say I dislike every single one of them, but the majority seem to be very stupid people who have to be told everything, dont speed, drive on the left and walk on the left, say thankyou to someone who holds the door for you, dont cut in line, be aware of people around you, quiet down that overly loud motorbike, its constant gnawing and when you finally lose it and tell them they give you that incredibly stupid look....its just too much!

That unit has been listed for sale since arrest but seems owner can't get clearance letter from juristic office...
