I believe it has restarted, extended thru June 2026.  But the question concerns if foreigners are eligible this time.  Foreigners were NOT eligible last time.  Be careful about the date of which links or news that you read because they is still a lot of the old discount news on the net.  Purposeful official lack of clarification until one arrives at the Land Office to be surprised?

I spoke with a real estate agent today who has been at the Pattaya land office.  Foreigners are NOT eligible for the discount.  It's only for Thai's & I believe only for first time homeowners, to assist them to become homeowners.  In any event, a named Thai property purchaser cannot collect a discount more than one time.
