Last year, to prove my address, I had to do a copy of my Driving Licence. This year to make sure I had a copy of my Electricity Bill and my 3BB bill as well. Guess what, not enough. They want a copy of my House book, which I don't have. I have owned my condo ( alright, my wife is the official owner) for 25 years. I have never seen my House book. I have never had to show it before. I am on my 19th extension. Also, when I went today, I was told that I need a summary from the bank for Foreign transactions. This I have never needed before. The year's statement was enough.

I will go back with the only paperwork I have on the condo. I would like to know if asking the bank for a summary of Foreign Transaction can be done on the spot, or does it take a week, also a local bank or home branch.

PS I'm convinced that it is a plot to encourage you to use an agent, as it's getting more complicated over the years. It seems every year they add something.

Where to start. 

Seems you have not been providing TM30. 

Electricity bill etc does not cut it. Surprised has worked in the past. Which immigration office?

Thats referred to as "credit advice" 

You need to chat with bank. 

Is your extension based on marriage? 

Immigration wants proof transfers were from abroad.

All property has a Family Register, Tabien Baan, called Blue Book. If the poster's wife is the owner she will have been presented with Title (Chanote) and Blue Book at the time of transfer of the property. This Blue Book is required for many government transaction and commonly to prove residence at Immigration. The owner can also have a Yellow Book issued to non-Thai (based on the Blue Book) that includes the non-Thai name and address and useful for Immigration. The Bank proof of Foreign transactions time depends on the bank. Since the Poster has extended his stay many times a Yellow Tabien Baan should be easy to obtain.

If you are talking about Pattaya: the condo is in Pattaya and your wife is not in possession of the Blue Book, she may not have received it when the condo was purchased. If this is the case, she can get the Blue Book from the Banglamung office which is just off Sukhumvitt on the left - a few kms past the Pattaya Nua junction - as you are heading out towards the Cholchan hotel - further down Sukhumvitt also on the left.

I did the TM30 years ago. last year was the first time I can remember being asked for proof of address, and I was told a copy of my Driving License  was enough 

The Bank Statement and Wise transaction were sufficient proof of the money's origin

. My extension has always been based on  65,000 baht a month.

 

As for talking to the Bank, I need to know if my nearest Bangkok Bank is OK or will I have to go to my home branch, as I did for the Bank Letter?. 

I hope this explains things and somebody can answer my question.

I don't want to, but would an agent solve my problem?

TDL is not sufficient. Which immigration office? 

You need to have a TM30. 

Stop saying "your condo". 

It's in wife's name. She can provide Thai ID and copy of blue book. 

Needs to do a TM30.

That can be OK, however sometimes the coding on the transactions is not shown as international transfers but rather bank to bank. 

You need to provide "credit advice" from bank. 

Discuss with bank. 

Which bank BTW. 

You are doing extensions retirement and the deposits need to be shown as coming from abroad.

You have satisfied the financial requirements so no need for an agent however they can do a hand holding service to assist. 

Again which immigration office? 

 

BTW nothing immigration has asked you for is unreasonable.

Pattaya. My main point is if my paperwork has been enough for the past 18 extensions, why is it not now? And as I said before, I have done the TM30 years ago and nothing has changed.

Fact is it's not  satisfactory now. 

 

IMO what you mention as TDL, utility bill etc for proof as address is not sufficient. 

Don't know how you obtained extensions. 

 

Also banking codes need to show international transfer. 

Nothing new there. 

 

Since you live in Pattaya where there is plethora of good agents perhaps use you to bring you up to speed.
