Deary me so much negativity from people who love living in Thailand

I agree. After looking into it 20 years ago it seemed like buying myself a low paying job. Are the current terms agreeable to you? Better than buying a bar but probably less prospect for profits. Are you free to pay better wages?

Opening a 7-Eleven franchise in Thailand, brilliant idea, because as we know with 16,000 existing 7-Elevens throughout the country, there is clearly a massive shortage, and another one is desperately

Need to make a profit first, they could open a 2nd one next door.

What will be your role to get SSO?

No one is jealous.....make sure you buy a grilled cheese sammy from @Celsius store. After all you can afford so many of them from just 1 hour of her hourly wage

One would need to have a good understanding of that business. Franchises usually do a lot of hand holding until the franchisee is on his feet.

Yes like buying a job that pays low.

Nothing to do with 7/11.

If she received a pay rise to 67.50 an hour you would post it hourly

I can't tell you how many blokes I've met in Thailand who share the exact lifelong goal of 7-11 stewardship, so you'll be relieved to know you're not alone. Right, who doesn't desire the joy of owning a business that's open all day and all night, every single day of the year, where the staff mysteriously vanish exactly when you need them most, and every broken air conditioner and refrigerator becomes a life or death emergency in tropical heat. Plus you get the added thrill of being woke up at 3 a.m. because some absolute knob nicked six cans of Chang and a big bag of crisps. Proper dream job that, mate. Truly the dream.

Generally you'll get more alcoholics in Pattaya wanting to open bars, especially if they can wangle money laundering

Yes. Can't be near schools. Patrons must be 20yo+. A cafe has no such rules.

So no problem then for cafes

If he's the director of a company he won't get social security it's not allowed for the director of companies here. If he's over 60 year old then he wouldn't get it anyway. I've been there done that. Those that say the time medical social security scheme is not good I'm guessing haven't been through it. I've had two surgeries and a bunch of other work done at a cost of zero absolutely nothing. One of those being a double hip replacement. The medical care was outstanding that may vary from hospital to hospital but my experience was fantastic. I'm now 70 I'll be able to have social security until I die at zero cost. Well that's not correct 472 baht month is deducted from my bank account. And I have been in the system for 20 years working 15 of those and being retired the last five.

Dream on !

Personally, years ago I was hit up to buy one maybe things have changed in terms of purchased or more like leasing?

I came away " if it is too good to be true it is "

Good luck!

Best of luck with it, I for one would be VERY surprised if it didnt work, make a fortune, probably not, but I doubt very much it will fail.

Agree. Where I live on the Darkside they built a new, larger 7-11, with much better parking in front, literally right across the street from an older, smaller 7-11 with limited parking. Thought the older 7-11 would be closed, especially since there was also a third 7-11 down the street, not too far. Nope. The old 7-11 is still open after more than a year and does enough business from those who don't want to cross the road to stay open.

As an aside, it was a red letter day for spouse and me when a 7-11 opened right next door to our Bangkok condo in a new office building that was built. So great! We got to the condo last evening to spend a few days in Bangkok and the first thing we did was walk next door to pick up a few things.

I'll be back in Thailand by the end of 2027. I will be fulfilling my lifelong dream of opening a 7/11 franchise. The real win though? No more stressing about getting old as a foreigner and getting denied health insurance. Once I’m in the system I’ll actually have proper social security coverage.

This is a great idea that will keep us busy while still having a comfortable life with our savings.

I hate to tell you this but as the owner/director or spouse of owner/director you will be disqualified for social security

I am absolutely serious. It's a lifelong dream.

If it is a life long dream, let's hope it doesn't take too much longer to wake up!?

Different rules for clubs.

No, it´s not! It´s just that you have to make it club style, so it´s only visible on the inside and not from the outside. Read more before posting.

hood ldea. You can eat all the cheese toasties you want as your savings disappear

7/11's are so 1990's. I see them closing in lots of spots. CJ More (or Express) looks the be the current expanding one.

opening a 7/11 franchise

Not a problem literally "opening," use door keys.

Owning a 7-11 franchisee as a Store Business Partner (franchisee) through CP ALL is more complicated. As a foreigner franchisee:

  • You must operate a specific branch under CP ALL's brand and guidelines.

  • You must legally register a Thai juristic entity (e.g., a Thai limited company where Thais hold at least 51% of the shares)

  • Must have permission to work in the franchsee as a foreigner.

In my travels, I've seen a few that have shuttered but they're few and far between. They've mostly been the older, smaller converted shop house style with street vendors cluttering up the sidewalk outside. They are outnumbered by the larger new-builds with their own, un-squatted parking lots.

That's interesting, I'm not the most experienced visitor to 7/11s countywide, but is their such a thing as foreigner behind the counter? I'd love to see that, something to tell the grandkids...........
