Advance Preparation For Uk Settlement

I have searched but can't find a similar question here so here goes.

The wife and I have been living in Thailand for the past few years and have visited the UK only once. We have now decided to move there and will make the preparations. The thing is that I am renting my house out in UK and need to give notice to the tenants and so I want to know my settlement visa will be granted before I give them notice. Therefore I need to know how many months in advance can you apply for settlement before departing for the UK.

Any relevant info will be highly appreciated.

I can't give you a definite answer, just my own example. We applied for my fiance's settlement visa on 30th Jan and we put a date of travel of 27th April. We got the visa ok and it is valid from 27th April, so you can do it at least 3 months in advance. Hope this info helps you a bit.
