What is your estimated budget to build it? Our budget philosophy is to include everything in the final design we would wish to have. Make a very detailed BOQ estimate of the final design (the whole project) then if necessary (likely) carry out a cost saving exercise to get within an acceptable budget. I have only one remark and that is that the house will be a young peoples house. Once you get older and less mobile all those stairs will become difficult and can even cause some areas to not be used anymore. While in the design phase you can still add features like ramps for little or no extra cost. Once it is build and they have to be added the cost will be high and maybe impossible. edit: After studying the pictures i would make the 2nd floor terras slightly bigger (Green oval) and go around the corner. This will make access to the windows much easier, depending on the direction it might provide an extra space to sit outside using the shade of the house. Red oval: Make sure this is made such that water will flow off it very quickly. These ridges are often the cause of having those black streak seen on walls. This is also true for windows if they are not flush with the outside walls. Blue oval: This is a potential 'head banger'. An extra large overhang around the house will help keep the sun out also. A covered patio is a must here. I see a "fabric" awning. Nice, but in heavy winds/rains, you'll have to be very careful. We spend a lot of time in our covered patio, rain/sun/etc. And I spend quite a bit of time in Rimmer's covered patio also. I lived in an RV off and on for about 5 years. The awning was electric, but unless connected to an auto retract system with a wind guage, you'll have to be on your toes. You'd be amazed at how many awnings we saw blown off RVs. No wind one minute, heavy winds the next. A real pain. We lost ours in Mexico while sitting under it. I'm sure I don't have to explain you why it took that long. After all it is now finished for 95% the remaining 5% will probably take longer than 3 years . So now after living here for a year I would be happy if I could get the maids quarters occupied, or at least find a part time cleaning lady. The house itself is 350 sqm, with 3 bed - 3 1/2 bath on 1 rai of land. Maids quarters are an additional internal 33 sqm with outside covered seating area and kitchen .
