I have a friend who will be entering Thailand on a tourist visa, and then changing to Non O and 1 year extension based on retirement at Jomtien. Will he have to show proof of residence? If yes, will staying at a guesthouse be OK? I ask this because he will be renting a condo long-term but cannot get a lease with just a tourist visa. Thanks.

He may be asked to show proof of residence. I applied 1 year ago (Jomtien) I put on the form the hotel I was staying at and I was refused, As far as I know he will need to show the lease agreement.

He will only need this when he is applying for his 1 year extension to his visa.

As regards renting a condo with a tourist visa can't help you there.

Your location determines what office can process your application for extension of stay so yes some form of residence will be required. Have seen many reports of people not having a problem getting a lease on any type of entry so do not believe that is really a problem that can not be overcome if required.
