I am looking for a smallish 2/3 bed house in Bangkok ideally quite close to a BTS/MRT station that would be a good area for a toddler to live and grow up in., ie have kids playing out in the street and garden.

I dont like the thought of my child living in a Condo complex, so im wondering if there are any housing estate/compounds say in Bangna or similar areas, but within walking distance of the BTS/MRT as ive no car.

Ive got about 20K a month and would be looking to rent somewhere furnished ideally in a newer development.

Renting a apartment in BKK is straight forward enough, but im not too familiar with anywhere other then Silom/Sukhumvit area so would have no idea the best way to go about this.

If anyone can offer advice names of places itd be appreciated.

Secure housing compounds in Silom/Sukhumvit with the sort of feel you are talking about kids playing in the street / Yard etc. Will cost around 150,000-250,000THB per month.

On the outskirts I am not familiar with but some others might be able to suggest. For that budget tho I think a house in a secure compound you might struggle.

I reckon you might have to settle for some sort of condo complex on the outskirts. Just pick one with large play area, Pool etc. for the kids. Plenty of those in BKK. I think for the 20k market for the sort of thing you are looking for even in a condo you can forget silom/sukhumvit if you need space for the kids in a new development.

I think Bangna MIGHT be doable within your budget. But I hear prices are already starting to increase with the new BTS stations.

I'm living in a new 3 bedroom bought house next to the airport link, in the Bang Kapi area, and with the prices out here, I think it would be nearly impossible to find anything fairly new in a secure compound for 20K a month. And the closer you get to the center, it will only be even harder.

So what newish housing estates are in the outskirt areas but walking distance to a BTS/MRT, i think i should have said this instead of compounds i used to live on Soi 67 Sukhumvit and there was a compound there with huge houses costing 150-250k PCM way out of my league.

I'll be looking to send my daughter to Pattana school (not for a couple of years yet), but i cant afford the fancy house and fancy school it has to be one or the other, thus small house will have to do.
