I feel you need to be more specific... and also where on Phuket are you intending to rent whatever it is you intend to rent?

Ag yep talking apartments/house .... More interested in ratios but let's say based around 20k p/m, kata rawai....low season.... Not sure how much actual ratios change depending in location / price range etc...?

Monthly rates are about 1/3 or 1/4 of daily rates

Most landlords require a 1 year initial contract

and will then let you extend by the month after it finishes

Price is up to you depending on what type of house/ condo

you want to live in

There is no set ratio and it's not regulated, its just up to the individual owners/landlords. Personally I offer up to a 25% reduction on my weekly rate for monthly bookings, but thats just me, others could be vastly different!

I dont really have one, my prices are by the week and rarely do I get bookings for less than that. In fact I just charge a premium for short booking due to the added work/cleaning/organising involved.....

Saw a place in kamala offering only 10% discount from a daily rate to monthly- hardly seems worth it!
