Best Way To Find An Apartment In Bangkok?

Hello Peoples.

I am moving to Bangkok in a few days, and was wondering what the best way is to find an apartment? Should I go through a real estate agent? Or can I simply walk around and walk into apartment complexes and ask if anything was available?

How did you find your place?

www.9apartment.com also has a lot of listings, some of them a bit old but useful anyway. Be sure to check the "English" tab upper left.

If you already know a neighborhood you like, find a local motorcycle taxi driver who can speak a bit of English and hire him for an hour or two to ride you around, These guys know the neighborhood better than anybody and will know which apartments rent to westerners and where vacancies are.

Be sure to check the "add on's" when checking rents. Most apartments mark electricity way up, also some will gouge the water bill. Extra charges for TV's, refrigerators and full size beds are also common.

One good advice is: Turn down ALL offers, that has anything to do with other farangs, if they are not the owners. That include lo-so bargirls, with faring boyfriends, that set them up with a "Real Estate Agency" all of them are full of crap, and there is no reason...absolutly no reason, at all to involve these clowns.

Always deal with the owner of the apartment, if some clown is pretending to be the owner, and it shows they are not (Or ohh...it my sister apartment...kaaa) Just note the number of the apartment, and get the number to the owner, from the juristic office at the building smile.png

As duncanb says, if you know the area where you want to live, a bit of footwork will produce best results. Letting agents often don't list good deals for tenants, because their fees for those are quite low. Building managers get the same fees, but since they are there already, they are motivated to offer whatever is available.

If you don't know in what area you would like to stay, book something central for a month (a bit more expensive than what you would want long term probably) and work from there to find where you would like to be. In any case, it may be a good idea to sign short contracts, 2/3 months until you are sure that not only your apartment but also the area are what you are looking for.

I use www.prakard.com, but also walk into condo buildings and ask if I know the exact area that I want to live. Most buildings have plenty of empty condos. But if I find one I like by just arriving unannounced I also Google for that building, as you often find cheaper units that owners have for rent but the condo building reception didn't show.

These type of agents, is exactly what you should avoid..! There is absolutely NO need for these apes - they have zero education within the real-estate marked, and is just a bunch of farangs, that end up here - with no clue how to make a living, so they buy a domain, get a wordpress-template, and start leeching on honest people moving here.

There is no need for them here, as most people just rent, and they do not need to help you with legislation or the legislation here is so, that most foreigners can not obtain loans etc.

If you move to a country where, you buy property, and the agent has a REAL education, within real-estate. Then by all means, use one - here they are just leeches and should be avoided with all means.

My favorite is http://ddproperty.com but it's Thai only. If you have a Thai friend ask them for help. Since it's in Thai and they aren't targeting expats the prices are lower and the selection is huge. I found my current room there and one of my friends found his room there as well.

It has already been mentioned but www.prakard.com is the only website you will need. search search search then look at as many properties as you can until you find something that suits. Alot of brokers on prakard.com have multiple listings so you can often knock over a number of viewings in the one area in a couple of hours

If you speak a little Thai (tee nee mee hong chow, mai?) find the area that you want to stay and speak with some motorbike taxi drivers. They will drive you to all the apartment buildings in the area. Agents will screw you, but if you have a lot to spend, I guess it doesn't matter.

I found driving around the area I wanted to live and asking directly by far the best way to find a bargain, but takes a bit of time and a pain if you don't have a car.

If you do ride around, you'll find most apartments have a phone number prominently displayed.

You mentioned Thong Lo. I just noticed today that an older apartment right next to the BTS that used to rent only to women is now renting to all. It has mostly studios and 1 bedroom apts-B9000-11,000.

If you get off the BTS at Thong Lo, Bearing direction, walk directly to the railing and you will see it.

Couldn't be more convenient but I suspect they will have a lot of extras that will push the rent up.
