It's simple really, you sell the house during a year of non residency in Thailand, then there is never any liability in Thailand when the resulting funds are remitted. If however you make the mistake of residing in Thailand in the year you sell the house in Australia then yes, they will want to tax you on the capital gains even if it's zero rated back home - so keep to less than 180 days during and years of 'big profit' and you're good. -

I found with Cigna and later BCBS, do not try to pre-approve or any of that. Go to Bumrungrad or BKK, pay cash, and make sure you get the itemized bill and medical certificate. Scan, submit and wait. If it gets rejected, resubmit. -

It would be mental not to ask. What is the worst that is going to happen ? 1. They tell you to go away 2. They give you a TIN, fill in a form and you pay no tax. It's a no brainer for me. A once a year trip to the RD to keep on the straight and narrow. -

Cooking Oil
Rice bran oil is as good as it gets. Easily available here, low cost, tastes neutral, and has a high flash point. Olive oil and coconut oil are also great but they lend a lot of flavor to the food so it depends upon your taste. For me olive oil is perfect for cooking vegetables and certain kinds of fish, but not much else. Sunflower also has a very high flash point but I've been reading lately that oil made from seeds is questionable from a nutritional point of view. Safflower oil is also very good. Avocado oil is also outstanding but it's very hard to find here. Rice bran oil wins hands down. -
