hi guys ,

just bought a small plot up near chyapoom and was wondering is you guys had any good dealing with the local builders

havent seen many good replies about them all info would be great

My brother in law is a good builder near Chaiyapum. If you want his details let me know.

Don't be silly. You bought nothing. You just paid for something that you will never own. Ask the owner of the little plot (wife/GF) for reliable contractors. For sure, among the extended family there will be "construction-specialists" found, that will build at a family discount price.

But price is of little importance as long as you are paying with pocket money.

I mean no disrespect to builders of any race, but its just plain common sense to be able to speak on a 1-to-1 basis and NOT 3rd hand through the TGF/wife. Building errors cost big money, even over here, Mark

lol i have no intention of useing the local cowboys what im chaseing is a local contractror that has a proven record and i can check out some of his builds and talk with the owners . im in no rush so hopefull with some local knolage from tv ppl we can make it as painless as possable

Been there, done that.

I have had 2 builds done, both by members/friends of the family. Funnily enough they also farm land.

There are those farmers that chose to sit on their <deleted> for 9 months a year. There are others that realise farming does not bring in enough money and find themselves something else to do to, in the end having another trade. Thus becoming " builders that can farm". The sentence above seems to suggest other wise and is thus a generalisation.

Let's face it, the best builders in any country learnt "on the job".

I have had absolutely no problems with my builds.

I agree with the ability to speak one to one with the builder. We are in Thailand. If you speak Thai then no problems. If you don't then you will likely need an interpreter.

i take it some of you guys got burnt in these process im sorry to hear that . but im only looking for information not your negativity or hardship

stories . as we have a few properties in bkk and pattya we were looking for something to get away from the city once in a while . as to my wife's family they all have good jobs and over the last 10 years have never asked me or my wife for anything .

thank you, so if were finished we the sad poor me shit id like to get back onto the topic i posted

come on im.10yrs.in Thailand with properties in bkk.and pattaya and your asking for advice for builders,if you search the building forums for isaan you will see that one who comes recommended is ALAN THE BUILDER.

oh as you mention the poor me shit,thats not me,,as for a property yes I live in a very nice 5bed.house,with my wife of 25yrs.and my beloved dog as for getting burnt I did once when my leg touched the exaust pipe on the bike,oh and not forgetting the new car. is any of it mine NO ITS NOT.

but as you say ITS ONLY POCKET MONEY yes but it came out of mine.

sorry methboy but where is all the anger comming from im only looking for some local info . im glad your doing well but as in any country in this day and age us men own sweet fa as soon as we get divorced we lose 50% staright if there are kids involved the the % rate goes trough the roof plus have to pay for the kids till there 18 or until they finish uni . which is deducted from your pay packet with no chance of fighting it . so been an optimist thailand is no different from any other country . sorry if we got off on the wrong foot but like i said im only looking for info atm in no rush to build .

Have no direct knolwedge with alan the builder.But it does seem to be a great builder.With that said it is of the HIGH end for price and size of build.I have heard they have no interest in low price or small builds.They are very selective of the builds they do.As the wife say "up to you"Yes I know not much help.Have known many people in different parts of Thailand and most have been happy with the "local"builder.You are doing the right thing to just ask ask and ask local people and to see thier build.I think that is the best way.Try c--ltha-h-use.c-m understand?

You can consider the name brand builders with an office in Korat. Royal House is one, P.D. House is another. There are others. Generally they like to stick to a choice of the house plans they have previously done, perhaps with some modifications. Even these "name brand" house builders will sub out most all the work. But they can give you a buillding materials list in English and in Thai prior to any contract. On Highway 2 are some independent building merchants where the owner might speak English and perhaps point you in the direction of a reputable architect in Korat or vern your community. The architect or the builders merchant will have direct knowledge of which house builders pay bills on time and have less angry clents venting about build quality or short cuts. Alan the Builder is highly regarded by many Surin and Buriram expats. Builders merchants in your community deal everyday with local builkders, and they can see who is cutting corners and not really ordering steel, etc the size on the house plans and who acts in a responsible manner. Builders merchants often extend credit to selected house building contractors. The builders merchant often gets involved in solving issues between the home buyer and the building contractor. The home buyer might stop making payments, the builder merchant wants to see a real resolution so that in the end the house buyer is happy and the building contractor can pay off his tab at the builders merchant store. I've experienced some of this in real life in Buriram and eight years ago I visited the offices of two name brand house builders in Korat, and I visited two family owned builders merchants on Highway 2 which indicated to my wife they could recommend house builders. 90%, maybe greater, of Thai citizens working on construction crews in Korat or Buriram will be part time farmers who are motivated to earn a living for thier family. I wish more women had worked on the crew that built my home in Buriram Province. The women showed up on time and were always sober. They did not take smoke breaks.
