What would you pay for homestay accommodation?

There is a house on Soi 16, Siam Country Club Road hat has a room with a rate of 2,500 baht a month. Have not checked it out just noticed the sign.

I rent a small room in Naklua for a cool 2000 baht a month inc 100 Sat TV channels and fast WiFi all included in the price! ( white bath robes and flowers in the room are not included ...)

Each to his own but the concept of homestay holds absolutely no appeal for me, so by extension I'd place no value on it.

Even if, as you describe, the room is self-contained and separate, to me there is no appeal in being beholden to an individual or to a family.

Give me a nice anonymous hotel room any time.

I personally agree.

I stay 4 star + and travel business class.

Why would that stop me making enquiries for a proposed start up Homestay,in my locality.

I am not trying to influence the operator's mindset in price.

During a discussion price was mentioned.

I though his price was low and said I would try and get some feedback from the foreign contingent in Thailand.

That is what I am getting.

Plenty of rooms available 200-400 range. 650 for regular fan room is too much.

Such rooms don't generally come with two meals a day,and private fishing.

We always are looking for places in that area that is dog friendly. If you are able to accept dogs (ouside) that might be a selling point. It is hard to find a hotel that will let you take up a couple of Rots.

I can check on that point regarding dogs.

I wouldn't think it is an issue,as the operator of the property doesn't own a dog.

The immediate neighbors do but they are pretty well behaved.(as in not soi type dogs.)

They are cared for.

Maybe the OP should have used the word guesthouse instead of homestay. Tourists going to a homestay expect to stay with a Thai family and participate in their daily life, working on the land and going to the market with them.

Often the rooms where they stay are quite spartan, sleeping on the floor on a thin picknick mattress, experience the real Thai life.

The Thai family experience is available.

It doesn't mean you have to live totally like a Thai rice farmer.

The locals in the area are very welcoming,in my experience,which by all accounts isn't always the case.

That said, point noted.

does the shower at least have a water heater?

very spartan I would say for a place that is so remote, I'd say 350 is correct.

With all the options I mentioned above, I'd agree with prices ranging from 500 to 1000 baht depending on the quality of accomodation (linens / furniture / decor / lighting) and how beautiful the place is.

PHS isn't famed for its hotels. We used to stay at Pattara Resort, but has been steadily going downhill for the last few years and was regularly smoked out in the room at 3am by a neighbour burning God knows what. In the meantime the price has been steadily going up. Last time we stayed there was for twenty-one nights at GBP 1,600.00, which is fine, but we just didn't use the facilities other than sleep. It's not a very central location either.

Like I said, if the homestay was clean, comfortable, with air-con and fairly central, my wife and I would certainly be interested.

A satellite TV in a one room Homestay is a little too expectant,presumably you know the cost of such a service?

I can find you a room for 100 a night,I doubt you would stay ten minutes.

Unfortunately its on the outskirts of town.

The Pattara as you mentioned is the towns premier hotel..

Not central,about 3or4 kms from the centre.

Walk in price I believe is 3.000 per night.

As I mentioned before try using hostelworld.com or hostelbookers.com

Now they charge you 10% booking fee but you can always put it on

top of your price but you need to have internet at least to hook up

with them and check your bookings which they will send to you

by e-mail it is really straight forward we been doing this for years.

I must reiterate this isn't my Homestay.

I am just researching for a local person,that has an idea for increasing income.

Fair play I think.

Trying to place the correct product at the right price within the marketplace.

Emails wouldn't be a problem,as most people have such a contact address.

I think your main market are Thais, Thais will be hesitant to pay over 500 baht for a non A/C room. 350 baht sound like you will have better booking rates, 450 is reasonable since it includes breakfast as well.

In Phitsanalok, an excellent hotel right in the centre with buffet breakfast set me back under 1000B/night (can't remember the exact amount, the hotel closest to the river on the main road that crosses the river where the famous temple is).

A homestay there would be worth 400-1000B, depending on quality of room, furnishings and breakfast.

I've paid 982.70B a day for a hotel in America (Super 6). No breakfast, but there was a kitchen. And I'll bet the furnishings and "fit and finish" of the hotel room was far superior.

I think Thailand's hotel owners are pricing themselves out of the market...

You asked about what we would pay for.

It's never a good idea to ask why customers want such or such - just provide if you want to meet the demand or not.

Your choice, depending on what's there and can be provided.

If the house is already connected to a local cable provider, this might just be ok.

350? About to have a heart attack reading that! That is way more than Thais pay for such a room. Maybe you could pull it off on rich, western tourists though(I'm not one).

So many factors to consider of course, but I would suggest 500 baht as a reasonable amount per night. 350 baht is more akin to 'dorm' accommodation

Rubbish,can get big room,fridge,tv,hot water,wifi and more for 300b,if you know where to look.

I have been all over Thailand and the standard rate is 200 to 220 baht a night!

Recently it went up to 15%, one of the reasons I took my place (small resort) out of their system. Their contract with accommodation providers prohibits marketing the rooms at a lower price than on their website.

Sigh...., I didn't think this was a competition to find the cheapest lodgings...

If the owner has a nice-furnished room, then a rate of 500 baht per night is not excessive, when advertised on the OTAs.

Plenty of hotels with air and hot water for 300-350 a night, but the meals included and if the fishing pond is decent, should be worth 500-600 a night...
