Cert of Residence - Apartment rented through management company

Trawled back through a few searches but still not sure I understand how this will work. I have rented an apartment from early next year in Phuket and will need to get a Cert of Residence for driving licence application and also for buying a bike. If I've got it right, with a direct rental I would go to immigration with my passport and visa copy etc plus a signed copy of the owner's ID together with the tabian baan?? In my case however the owner is Singaporean but the property is managed by the condo management office and rented out through them, via an agent chum of mine.

So how does it work with a managed code rental?

Somebody I guess also need to do a TM30 (and me a TM 28??)?

Sure this will all be sorted when I arrive but I'd like to get my head round it first so I can hit the ground running with checklists and wrap up all I need ASAP and in the correct sequence, rather than go to Phuket Immigration for the COR and have to go away and come back because i don't have X.Y or Z.

Any help appreciated.
