high floor city view condo: where and how much?

Hi Mates,

For a high floor condo with nice city views and a size of around 100 sq.m , where would you recommend buying and how much should such a property cost?

Of course, the building has to be well maintained and not some derelict half finished project which is falling apart.

Pattaya - plenty of great new condos available from 900,000 to 1.5 million, but of course you won't get 100 sq. m. for that.

100-150k per meter for newer/new units from a good developer. The new buildings from Noble etc all feature tiny rooms.

Older buildings cheaper and have larger rooms but save some budget for renovation.

Suggest you look a bit outside the CBD areas to have a nice view looking back towards the city. Hipflat has a map where you can cruise around and check out building values.

This is your best bet, well maintained older buildings, anywhere in mid Sukhumvit, can be

gotten for under 10 mil for a 100 sqm with a few hundreds of thousand for renovations

to suit your taste...

Keene New Hampshire has some great buys as well but they don't have condos there

The Millenniuem Residence is very nice, +45 stories, huge pool and good location as it has direct access toi soi 16,18 and 20. There is also a shuttle bus to the near by BTS. For 200 sqm high floor unit on Tower A the price is around 21 - 24 millions

After reading all your options my advice is rent rent rent to see if this is what you want long term because that is what your looking at. The advice on older bldgs. is good. Some of the newer ones have been short cutted. I really liked the one where the pool on the roof was leaking into the apartments and well the contractor was long gone with the bahts. Forget about warranties. You also have the danger of noisy neighbors and trust me I live in a condo (rented) and once your there you are a captive audience. Also the management of a building has a lot to do with its appeal. A good example of a bad choice is where you go from hero to zero real fast. After watching from the inside the daily construction(2 years of never ending noise) of a 600 sq. metre building my advice to you is never ever buy always a renter be.

That's what I'm looking for: a place with a nice cityscape, but not living directly above Suk. road or alike.

any suggestions for specific regions/projects to look at?

High floors relate to high prices but a city view, ( which no one wants, neutralizes that ), in a well established building should run, now, ( low season and foreigners desperate to resell before prices drop even more ),from a low of 7 -8 million up to ? ? ? I say this as my rental unit, only 48SM, recently sold for 4 million.

Most, coming close to your requirements, would rent for 30,000 a month up to 50,000 ! Watch out for low, low prices as, often,

it means the neighbors from hell on both sides/angry night time dogs/or Jomtien, where I live now _ The Gateway To Oblivion !

yeah some sound advice on here

prakard is a good enuf site to check prices though not the most user friendly site , with prices on there need to be taken with a pinch of salt with thais it aint so much about losing money, its about losing face. and they'd rather lie than say no, no's are negative , thais dont do negative. always a point to remember

and sukkomvit is where to buy maybe thonglor, walking distance to the sky train a must and a slightly older 7 - 10 years well managed condo aint such a bad thing defo.find a way of checking if they are gonna build near, it aint uncommon to build real near 15 feet gap is all required ,seen it done !!!! unless made to the noise from work wont stop almost 24 /7 and they dont give a fuc about noise levels,, again been there and unfortunatly wore the bags ,, under my eyes.

oh the other bit of decent advice

, RENT at least till your double sure of the condo and the area. cos bangkok its really easy to buy but not so easy to sell condo'so

What is your budget? There are several older buildings tucked in sukhumvit which are decent. I would buy older unit and spend 1 million renovating it to make it look new. Old building can range from 60k to 90k / sqm.

If being close to BTS is not that big of a deal, living on the other side of the river will give you a great view of the city if thats what you like. There are a handful of condos on Chareon Nakon road. Lighthouse Sathorn might fit your bill, built around 5 years ago, pretty good location in regards to BTS, Villa Market, mini Tops Market, and several coffee shops nearby. No idea how well its maintained, should be average.

I think if you have a budget in mind, it would be easier to recommend condos based on their price.

What I like about old buildings other than the worn look is that, they tend to have bigger pools, work out area, parking, and cheaper common area fees.

There's "4 Millon nice" and "100+ million nice" and every number in between

You need to figure out your acceptable price range first and then people will know which area/buildings you should check

Price range is 4M to 10M, floor space of 100 sq.m or so (not looking for a shoe box).

For me i would want to have a great view from a high floor. Also good for some wind, no mosquito's and no noise.

Along the river is much development also with skytrain connection. They will also build that 6km shoppingstreet at the riverside, a biketrack and much more. Riverview would be awesome for me. Also the riverferry's are being improved and that's great for citytransport.

Living in BKK isn't bad but trafficjam is a serious problem to deal with. Riverboats are great also are skytrains and metro's.

But as you know electricity in BKK sometimes fails. If you live on a high floor the elevator might not work.......

For 10 million max budget, I think Millennium Residence is out of budget. Expect to pay around 120,000 / sqm or more for a 5 year old or newer condo within 10 minute walk to BTS in the city center.

If you are open to older units, deeper in the Sukhumvit Sois, your options will open up. If you want newer units, you will have to look around the Prakhanong area.

put your criteria into www.ddproperty.com there are a handful of good options new and old.
