My lease ends Feb. 16, 2007 so minimum length of contract would be a little less than 5 months. After Feb. 16 it converts to a month-by-month, so tenant could stay as long as (s)he wants.

No neighbor noise. Quiet building. A little street noise when the patio door is open.

Internet is reliable, i haven't had any problems, never been disconnected yet. It's an adsl modem with a True account.
