Architectural construction cost and interior construction cost!

A. The construction cost is approximate 7.9 mb., (base on 5 floors).
- 10% (of architectural construction cost) for architecture design
- 10% (of interior construction cost) for interior design
- Total cost (architecture design and interior design included) is approximate 14.7 mb.
B. So, architectural design cost is approximate 1.32 mb.
C. 3% for project management (from total cost) is approximate 440k BHT.

What are you building? A house or a commercial premises?

Without a good idea if what you are building it's going to get difficult to advise you.

I know a 500 square meter house in Bangkok that cost 30 million to build. A lot of it can be down to choice of finishes, fixtures, etc

Total cost (architecture design and interior design included) is approximate 14.7 mb.

My question is about the price of the architect and designer.

They want a lot of money. 23% of the total cost. This is normal?

The first thing to remember is that every build is different. You need to fully understand what you are paying for. There are several options:

1. Architect to design and draw the plans.

2. All of the above, and get building approvals.

3. All of the above and supervise construction.

4. All of the above plus subcontract and pay for engineers to certify the building.

Option 1 is the cheapest, option 4 is the most expensive. Remember that if the architect is not doing parts 2, 3 or 4 then somebody has to and you will be paying them to do it.

Option 1 is the easiest to cost. Architects should charge rates in line with the Basic Professional Association of Siamese Architects as set out in the Architects Guide 2547. The most usual way of doing this is that the professional fees are charged on a percentage basis.

Your hotel is a category 4 build with a build cost of 7.9m. The recommended percentage rate for architect's fees for this build is 6.5% or 513,500 baht plus VAT. HOWEVER this is the recommended fee for option 1 only, which is to design and produce the nessessary drawings.

You need to check exactly what the architects fee covers, in detail as they may be paying for engineers, etc.

You also need to very carefully specify who is responsible for what. Where does the architect's work end and the interior designer's work start? When you have established this you will be able to cost the interior design work properly.

If all the architect is doing is supplying drawings for this fee then they are charging too much.

Other things to agree are how much and what sort of supervision will you be getting?

Believe me, there are many ways to end up paying way too much for way too little. You have done the smart thing already by seeking independent answers to your questions.

Have you been given a written document that states in detail what each portion of money will cover?

When you have this you will be able to negotiate a lower price. You should aim towards architect's costs of 6.5% plus expenses.

Until you know exactly what you are paying for you are in no position to query or negotiate costs.

My strong advice to you is to get a very firm idea of what you are paying for. If you don't it's going to be an expensive lesson.
