That's ridiculous. You couldn't buy the ingredients for 40 baht. I cook roast dinner every Saturday.

By the way, Yorkshire Pudding is traditional with roast beef, not pork. Pork should have sage and onion stuffing and apple sauce !!

So you started out with a price roughly 40% higher than what it would cost to build as new? And it sounds like it is built to a standard most Thais does not care about (technically only Thais can buy this house), and in a place where there is probably no shortage of available land.
