And I heard that another shopping center complex will open on the corner of Pattaya North and 2nd RD... A private corporation sees how successful Central Festival on central Beach Rd is packed so this BKK company thinks they can do the same? Really??? Look at Royal Garden or the Avenue.

Fewer Russians and reckon the tourists from the Middle East, South Asia, and China don't really care so much about "Christmas" -- the religious holiday or the modern commercial OBSCENITY.

OMG, I guess you have never been in Singapore, Kuala Lumpur, Hong Kong... or even Tokyo during the holiday seasons. Their light displays will cover the whole sides of buildings, Santas and trees everywhere. True, these are not predominately so called Christian countries but the Holiday decorations are looked upon as more of a New Year celebration and with all the commercialism about exchanging gifts, Santa is more popular than ever in these cities. (Ironic how you even hear a Merry Christmas from a clerk in these South Asian or East Asian countries or even see Merry Christmas written on signs; whereas in the USA, government institutions, and businesses are becoming nervous to use the words Merry Christmas, Christmas tree, or have religious Christmas songs playing in public schools or stores. Why??? Afraid about getting sued by non-Christian groups.

I am aware. But there is the evidence at Royal: nada.

The theory that their trying to avoid attracting terrorists is interesting.

too many malls. Big C at the dolphin and Gardens was all I ever needed or wanted. I don't go to a seaside place in a less developed country to spend time in a mall. We have plenty of malls in Southern California and Florida where I live

But, you DO go to a seaside place where the water is so polluted you can't swim?

Yes it's pretty sad in there these days...there doesn't really seem to be a niche in the retail market for Royen mall anymore. This is especially so for locals as there is no supermarket there and they even ripped out the theatres a few years back There remodel of 4-5 years ago was sorta a flop...with the opening of the fancy food court on the forth floor...never see very many people up there and many of the restaurants have come and gone.

The mall and the adjacent Marriott hotel are owned by the Minor Group so plenty of money behind it. I imagine there is less than 10 years remaining on the lease on the place and a plot of land that size (stretching from Beach Road to Second Road) would make for a nice condo tower or two.

IMO it was a mistake to remove the cinemas. They must have brought in a lot of people that might have used the shops elsewhere in the mall. Obviously they weren't up market enough for the management.

Pity, as they were cheap- 50 baht. I spent many a midnight watching movies there.

So they say, though I've seen no signs with a name on so far.

What is sure is that they have recently demolished all buildings over a very large area on that corner.

Does that include the large building that was an early attempt at a mall? It never took off, and most of the shops were empty. I think any mall there would suffer the same fate, unless the Russians return in large numbers to Naklua.

It seems to be an Asian thing that if one place is successful, many more similar will be built, despite no more customers being available. Such has been the fate of Pattaya's bar scene, with too many bars for at least 20 years.

Yes the whole area has been levelled.

I had hoped that that area would become the bus terminus, thus depriving the baht bus mafia of the opportunity to overcharge those arriving from Bkk, but that would be unlikely now.

Would make it no different to crossing the road and waving down a baht bus as we do presently.

LOL. The number of baht buses on North Rd are miniscule compared to those on Beach/ Second. You must be happy to wait a long time. I've been going to Pattaya and getting off at Nth bus terminus for more than 20 years and it's always been so.

Even if you can catch a baht bus opposite the bus station, they will probably charge you an extra 10 baht if going farther when you get to Beach Rd.

And the entertainment is plentiful. Pattaya is just a hold over from when it used to be much nicer. I am down to visiting less than once per year, and then just for a little while before jumping off to somewhere else where I can swim. Jomtien was tolerable just a few years ago.

I live in Jomtien because I like the sea view from my condo and because I like walking along Beach Road. I havent swum in the sea anywhere for nearly 50 years and probably never will as I simply dont like salt water. I dont like being on beaches and getting sand in my bits either.

LOL. A friend once told me the only thing she doesn't like about the beach is the sand.
