One year condo rental

Hi people,

I have browsed a few sites looking for a 1 year condo rental around Jomtien beach so now am looking for advice from the "old hands", what can I expect for 12 to 13 thousand baht per month in the way of sq/m?

Is 80 + sq/m too much to expect? I was wanting bedroom, living room / kitchen combo and of course bathroom, somewhere close to the beach of course, any advice gratefully appreciated.

for 12 to 13 thousand baht you can expect about 27 to 35 sq. meters in Jomtien. If you go to the dark side you might be able to attain that much space for 12 to 13. Good luck. and i would be very interested if you do find something above 50sq. meters. for that price.

You are very close on price for 48 sqm at View Talay 5.

For 80 sq Mtr - you need approx another 70% minimum more Bahts.....as mentioned View Talay 2b and 2a, 37 to 40 sq mtr start around 10,000 to 13,000 depending on floor and decor...

Lots of newer condos that I would not recommend advertise 1 bed units that are as small as 25 sq mtrs..... and many not more than 45 - 50 sq mtrs.

Also, when browsing adverts from both owners and estate agents, the photographs might be as much as 10 years old...when you turn up to view don't be surprised if it looks like a tip now...

Take your time and don't rush into a deal - there are many desperate owners out there looking for a tenant.

35 sqm MAX! if you want a glimpse of the beach. maybe 45 sqm looking at a car park.

Try Chang Rai you can probably get a 100 sqm house with a pool

Most of these 25 sq meter 1 bedroom places are not even worth going to look at. They have one window which shines into the bedroom. The bedroom has a sliding glass door which is where you get the light for the tiny living room with its even smaller kitchen. You then have a toilet were you can actually have a shower <deleted> and shave at the same time.

Bear in mind that all advertised prices are negotiable. It really should not be hard to find a 60+sqm place for that price on a year's contract in JBC or the View Talay 1s and 2s, or in places like BSL.

You can get around sixty square metres at Majestic in Jomtien. I have pictures somewhere. Building not new, but the apartment is ok for the price and fully equipped. Too far from the beach for me, but if the location is good for you, I'll pass on the details.
