My favorite liquor store on Nimmanhaemin is now a fracking McDonalds.  Does anyone know if that liquor store as moved (and if so where to)?  If not, can anyone recommend a good local liquor store?  I know about Rimping, etc. but am looking for a local shop with a great selection (price is secondary).

Lot of booze there... :)

 

Extensive choice and price is ok. The lady owner will start smiling after 6 months and they have a few pretties to help :smile:

I've been going there for four years and the old cow hasn't smiled once! Although I did catch one of the pretties watching porn on her phone once :)

Could she possibly be worse than the ingrates, who rented the Kamrai?  Bangkok pretenders,  err I mean Bangkok Hisos...probably sharing 30 sm in phatum Thani.

I meant, you know, like: am pretty sure I saw the corner of her mouth move a little once. Only one side tho :giggle:

 

Pretties must be on vacation tho, there was only 5-6 uglies yesterday.

Prices are some of the highest around, more than Rimping.

Greedy woman, stopped going there over a year ago and happy she got booted.  

 

If you want a place in the same area (sorta) across from the Adidas store/Soi 2.  They have a staircase up to the 2nd floor and you can drink up there.

Until the dust settles on the far reaching, numerous counterfeit liquor scandals;  I will only be buying from 7-11, Tesco, Big C, etc...as much as I like to support mom and pop..one bottle of counterfeit is way too many.  Duty Free Shiang Rai has been operating with impunity for years...actually still some in denial.

I know the previous owner of this store, and the site property manager for the insurance company that owns the new McDonald's building. 

 

The same company owns the cafe on the corner, 7/eleven, all the way down to McDonald's.  The rental on McDonald's is a staggering 90,000 baht per month. 

 

The Asian cafe next door used to rent at 12,000 a month when it was NAP Bar, then it was raised to 30,000. I heard that a new figure of 40,000 a month was quoted for said cafe, but I don't know the final, settled figure. 

 

McDonald's will be thinking 90,000 is cheap. That store has taken off like a rocket, far busier than the store on Suthep Road. 

 

I doubt the cafe can make much money, especially at 40,000 a month. It has a tiny kitchen, and very limited space for covers. 

 

Nimman, already expensive in Chiang Mai terms, is heading for a rental price boom. If any of you own property down there, whatever you do, don't sell.

90,000 per month is "staggering"?? 90,000 per month gets you a tiny little cubicle in Platinum Fashion Mall in Bangkok. I'm talking the size shop like in the Basement Floor of Airport Plaza where the cheap clothing stores are. For a place like McDonalds that is nothing as they do considerable business each month. Now if it was a som tam shop that would be "staggering".

But I would venture a maccas location does far more trade in turnover or profit than a small platinum stall..

Yes, correct. McDonalds will be thinking it's a steal at that money, and the place looks very busy.

 

The point is, the rental before was around 24,000 baht a month. This is a staggering increase. When other landlords get to hear of that money, you'll see an influx of multi-nationals, and the end of the ( admittedly few ) independent businesses on Nimman Road. Anyone on this forum with a business down there, get the lease extended quick.

 

Anyone that owns property, hold.  If your condo is getting old, look to trade up to one of the newer one's. In ten short years, Nimman will be unaffordable to all but the rich. 

 

MaeJo is next, and Mae Wang will take off like a rocket over the next couple of years. I believe you can still buy one rai in Mae Jo for one million baht or so, cheap money. Mae Wang is way cheaper, but not for long. I'm not that committed to Thailand, but you guys with a few shekels spare and in a stable relationship, I suggest you go snooping for land bargains.

 

By the way, it's a Thai insurance company that owns Baan Thai and the property I mentioned earlier.  I met the directors on one of their infrequent visits to CM.  It wouldn't shock me to see them redoing Baan Thai and taking it upmarket. 6,000 baht monthly per room ain't a good return on the prime land they are sitting on.

 

There was a building similar to Baan Thai here in Chiang Mai where everyone was evicted about four years ago, renovated. then rented out at double the money plus? Anyone remember the name of it?  There was a real fuss about it at the time.
