does anyone know if this place has small lockers where one could store passport and important items/docs, or do they just have boxes lying around in a warehouse?

No they don't have small storage lockers. I have a few cubic metres stored there. 

Try the Bank that you do business with,they may

have a security box for rent, should be safer than

using a private storage company.

I can't believe in a city the size of Chiang Mai with all the foreigners coming and going that still not one company appears to provide individual and private locker facilities. When I wanted to the use Chiang Mai Storage several years ago I went out to the facilities and saw my goods would have just been stored in the open in the corner of a huge warehouse. The owner insisted the place had security but the building seemed so big and there was so much activity going on in there I couldn't possibly see how they could ensure that one of my boxes wasn't misplaced or misidentified so I declined to use them.

The owner said he was going to look into partitioning a small area for individual locker storage like this guy has done in Pattaya

The new warehouse he is building now will have a small self-storage section with 24hr access apparently. Will be finished mid year.
