Hi guys...

Apologies for seeking clarity about my  O A multi entry visa (retirement) but don't want to screw up just having got it.

 

Been coming to Thailand for a number of years on Visa exempt but now have relationship, and child and settled near

Udon Thani.

First Question

Entered Thailand on new O A a few weeks ago and the IO at Swampy dated my passport with 90 days permission...I thought (stupidly) this was something to do with 90 day reporting ....

When reporting my place of residence at UdonT  Immigration Office when I arrived the IO said they should have stamped it for a year.

 

As I am returning to UK after 30 days this time and returning again end of June do I just ignore when flying out and get them to put a 1 year ( or whats remaining of the year) stamp in when I return?

 

2nd Question

I have read on TV a bit about re-entry permits... do I need one of these after my 1 year A O multi entry is due for extension or any time I leave in the first year.

 

3rd Question different topic.

I have a lease on part of my partners lands and built us a house...(all legals done through lawyers amd land office re  plot leased Chanote etc...but I do live in the real world).

My question is around the importance of the Blue/Yellow house book. Should my name be on one and if so which one. Currently the Blue book is in her father's name as there used to be a house (demolished long ago) owned by the family near our new house and we have used that old adress as our new address.  We are working with the village chief to try and get me on the blue book and a supplementary yellow book.

However no other foreigners live in the village and they seem to be struggling with process as the village chief stated I needed to be living there 60 consecutive days?

I read on TV not so long ago that the Blue/ Yellow book meant nothing in relation to who actually owned the property but simply describes who lives at the property. Also read that the house book isn't really necessary but do I need it to get a Thai driving licence? 

 

Hope some of the experienced members can help.

dont need to be in any house book for DL ( i am not but have had multiple DLs) ; but you will need to suffer the process; can require med certificate, imm letter, kamnan signature at police station, who knows what else

Life will go easier for you if you have a tabian ban. You cannot get on a blue one, only a yellow one and that will work fine. They are issued by the amphur and I have never known village chief to have anything to do with it.

 

I am not clear on the land situation. You mention both a lease and a chanote. In whose name is the chanote? And do you have a land lease? If so, you need to go to the ampur with your passport, the blue book, the land lease document, the chanote. They may require that you get your passport translated and that the person listed  on the chanote and lease as owner come along and provide a copy of their Thai ID card.

 

If you do not get a yellow tabian baan you can still get a Thai DL but will need proof of residence, such as a certificate from Immigration or your Embassy. You may also find they ask for this every time you do an extension of stay, which is another reason why having the yellow tabian baan is helpful. Renters can just show their lease but the Imm offices often have trouble wrapping their heads around a land lease situation.

Udon immigration should of corrected the incorrect stamp you got. It certainly been for one year not 90 days.

When you return from your trip you will get a one year entry that your visa allows until the enter before date on your visa. I suggest you check that they give you a year before leaving the arrival immigration area so it can easily corrected if wrong.

You will not need a re-entry permit until after the enter before date on your visa that will keep the remainder of the  last one year entry valid when you enter the country. You can get a new one year entry on the enter before date.

Not sure about the 60 days the residence to the the yellow house book. I have never heard of that before.

The yellow house book is basically proof of residence. It can used to open bank accounts, register cars, and get a driver's license.

You can get a driver's license without the yellow house book. You would need to get a certificate of residency at immigration to apply for it.

If you have an oa visa then you should indeed have gotten a one year stamp, you should be able to go to an immigration office and get your 90 days changed to a one year stamp as it is a mistake, however if you are leaving after 30 days then not really an issue but make sure next time you come into country then check to make sure you have been given the proper stamp before you leave immigration.

if you have an oa visa then there is no need to get a re-entry permit as it is multi entry for the first year, the only time you will need a re-entry permit is if your enter before date has already expired.

as for the blue and yellow books, you are unable to go on a blue book as they are for thais only.

the yellow will be good for you for proof of address if ever needed.

Sorry but this seems only partially correct.

1. Blue books are NOT only for athais. I'm a foreigners and have had a Blue Tabien Baan book for 10 years. It CAN BE a form of proof of ownership and IS a proof of residence. That is, when I rented a house some tears back, I had a Blue Book with my name in it as resident and the Owner's name in it as Owner.

2. If your 90 days will not have expired before you go abroad, then you might want to suffer the trip to the immigration office. If not just have them stamp it correctly on the way back in.

3. Regarding the re-entry permit, I am unfamiliar with the OA Visa. However, EVERY OTHER TYPE OF VISA INCLUDING PERMANENT RESIDENT's VISA requires a re-entry permit.

If you got a multiple already then youre good for this one year visa. You'll need to renew the multiple re-entry permit when you renew the visa. No multiple re-entry permit and your visa is invaludated when you leave --NO MATTER THE STATED LENGTH OF THE VISA.

1. Sorry for being wrong, I have always been on the understanding a blue book is for thais only, unless you have peminent residency.

2. Op has already stated he is leaving after 30 days so unless he really wants to then no real need to go to immigration to get the mistake fixed.

3.an oa entitles you to one year each time you arrive in country before the expiry date so no need for re-entry permit.

 

if you arrive in country on an oa visa the day that it expires then you will get another one year stamp, only then will you require a re-entry permit to keep the final year stamp valid.

My partner is on the back of the Chanote as the owner. The front is a drawing of the actual site plus registration number at land office etc.

Under my partners name at the back of the Chanote I am listed as having a 30 year lease on the land plus that has a land office stamp and a few other documents I think from the land office that state I own the building on the land for 30 years running alongside the lease.

I also have a lease agreement drawn up separately by my lawyer. Probably havent covered all the bases any further guidance appreciated.

I know that I was expecting to go through a process for converting the land from arable to housing but this was not required as village did not require it according to land office....we are a bit out in the country so to speak.

I do not think there is any validity regarding the 60 days. I built a house a house in the grounds of my wife's family home and we got the address from the head of the village but that is as far as his involvement went. As soon as we got the address my wife and I went to the amphur and she applied for a blue book and I a yellow book. They were also unfamiliar with foreigners and there were a few phone calls before they went ahead. The house was just being completed and it wasn't an issue . I was on a Non O ME visa at the time and had been to the Cambodian border a couple of weeks before hand.
