Not being cynical, but you really need to research this subject before you transfer. Your "file it as a mortgage' doesn't really make any sense, and your "do I need to ask permission, or fill specific docs" shows you know nothing of Thailand's complicated rules and regulations, so once again my advice is to research this with a Lawyer or proper authorities. -
There are no specialised installers for Plastic/UPVC gutters. Just the normal installers who do Galv and SS. But in my experience SS lasts the longest, and Galv is fine for normal use. Yes can paint Galv, but not necessary to paint SS. Plastic/UPVc does get soft and buckles after a few years (from own experience).

Yes there are legal ways, but it's the costs and hassle of a Lawyer, and you really don't want to get involved in the Thai court system. Basically if things went tits up, you really don't have much chance to get all the money returned (see my first line above). As I said in my original post, there is NO NEED for her to pay off the mortgage before selling/transferring the land, so there is NO NEED for you to give her 3m baht. As I, and others have mentioned properties with mortgages are purchased, sold and transferred 100's of times a day. If you still continue to post to discuss this 3m, then obviously you are worried about your relationship if you don't give her the money. But in my opinion that's not a good basis for a relationship anyway.

Paxlovid is the only known Covid medicine which supposedly helps. It is hard to find apparently in some countries, and it only works if taken at the first symptoms. Other than that its your mix of meds you usually take for a cold or flu. -

You are correct. Can be sold, but the mortgage holder must also go to the land office with your wife when the land is transferred. What arrangements your wife and the mortgage holder make for the property to be transferred is between them. Also your wife is correct. If the mortgage is paid off before selling (ie: the Chanoot is unemcumbered) of course its easier, BUT not necessary as explained above. Also more importantly you don't have to worry about your money being returned.

On Thepprasit Road (going towards Sukhumvit)...a few shops down from the PTT Station on the same side, is a shop that has hundreds of older components of all types. The name could be 'Watthanayon'..but anyway you will see it..it looks very messy with a very narrow entrance. Just go to the counter on the right and the girls are very knowledgeable. Good luck.
