In raw numbers AZ has had more doses administered than any other single vaccine. Most have chosen other in the survey, and most are stating 2 x AZ.

Unfortunately, there are 15,000 people in thailand who would love to tick a "have had covid" box, but they cant because it killed them. Thats a pretty big hole in the natural immunity argument.

2x AZ in Thailand, its not a choice in the survey but its been the vaccine provided for many over 60s, especially for those who manged to register with pink ID

OP, lotus on sukumvit, a couple of motor accessories stores out the front (part of the mall but outside) that sell seat covers, fit etc.

As others have said, come here and stay , see if you like it. With that in mind it would make no sense to commit to an elite visa, its a big outlay and not refundable. You can come here on a retire visa for not much outlay, cancel anytime etc. The type of visa has noting to do with importing your personal property. The same rules apply for any visa. You cant import vehicles. The actual visa you choose has no impact on day to day life, there is no side by side comparison.

I think you will find there is a tax treaty between Australia and Thailand, so you only ever pay tax in one country. There is no tax transferring savings to thailand, any money transferred to thailand is savings, unless you say otherwise.

LINE is an app, so long as you can remember your user ID and password, it can be set up on any device. An SMS is a message sent from a cellular phone to another cellular phone, nothing to do with the LINE app. It appears you are confusing the two. If you want to receive LINE messages on a new device, setup LINE on the new device. If you want to receive SMS messages to your DTAC number, on a new device, That would involve putting your DTAC Sim card in the new device (connect via roaming). LINE doesn't have any links to facebook.

OP, its not so much about working remotely etc, its about "what visa will you stay on" ????? If you are under 50, not married to a Thai etc, there are no (legal or cheap) long stay options. if you are legit, and keep a low profile, nobody will know or care if you are working remotely .

OP, it wil come down to your local immigration office. Some offices will give out a Res Cert if you have a pulse, others may want to see a TM30 or long stay visa. If you are on a long stay extension, doing 90 day reports etc, its probably just a matter of turning up and getting a Res Cert. Most immigration offices that enforce a TM30, also want it for visa extensions, 90 day reports etc. If a TM30 is required, its usually a matter of getting the landlord to do it, or doing it yourself as the possessor of the property. There are lots of TM30 threads, and different requirements, to do one, from office to office. Foreigners cannot be registered in blue books, only Thais can.

Of course there would be an issue, you cant sell something you dont own. The seller signs a document authorising transfer to you, not transfer to anyone 5 years later. You are the new owner when your name is in the greenbook, not just possession of the green book. He cant sell it to a thai, or anyone else if his name isnt in the green book as the owner.

It will come down to your local immigration office and local DLT. As mentioned people do do it, but depending on local offices, you may not get a Res cert on a tourist visa, and local DLT may not do license or vehicle transfer with a tourist visa. The main expat locations probably ok, but may be different at an out of the way IO, DLT.

Its not carved in stone, and often negotiated as part of the sale. seller may agree on a cheap price but insist buyer pays the tax.

Its usually a cashiers check or bank transfer etc, done at the land office "as" your name gets put on the chanote. There isn't usually any huge amounts of money being handed over, outside of the land office transaction. If the sale doesn't go through, you dont hand over any money. You can literally take a suitcase full of money to the land office, when your name is put on the chanote, you hand over the suitcase.

OP, can you quote or link to the article ? Three years on a retire extension does not qualify you for Permanent Residency. Three years continuous stay (on other visa) and three years minimum income and paying tax are some of the PR requirements. You cannot work on a retire visa/extension, so you cannot show the required income/tax. I you do get PR, then you dont need to do annual visa/extensions.
