To minimise potential issues just max out validity in one go instead of doing monthly top-ups i.e. do multiple top-ups (can do 10 Baht with Ding) until you hit the 12 months max validity then add a reminder in your calendar for 11 months later. About 10 minutes out of your day and you're set for another year.

Very good question, unfortunately, I have no idea if there is actually a fee or not or if it's just a standard disclaimer (it's on several immigration forms). Personally, I don't know anyone that has used it just remembered it as it was mentioned on some forum/site I read when they where having that clampdown before covid and refusing a few people. Good point. @markusss As with anything like this, nothing is guaranteed, hence the disclaimer. For a bit more info to weigh up the risk, I've just downloaded it and run it through a site I often use as a quick initial check to see if any known issues with a file - none detected (again, disclaimer, still no guarantee). Have you tried creating a new Thai based google account/changing your existing account to the Thai playstore? It won't show if it thinks you are outside Thailand. Depending on how risk averse you are you could always grab the apk from another site and side load it e.g. https://apkpure.com/section38/th.go.immigration.section38 Disclaimer: I'm not recommending side loading nor take any responsibility if you do; just offering another option. If you go that way do your due diligence.

TM30 has basically been covered but not the 90 day report. There's been a few reports of people being able to do the initial report online but the vast majority of reports still appear to be it isn't possible for the first report. Agree with your post other than the above depending if you used "hotel" specifically or as a catch-all for any type of accommodation. People where, particularly at the height of TM30 madness, being fined rather than landlords, and no, the "possessor" argument doesn't cut it when numerous reports where from people just wanting 30 day extensions on tourist or visa exempt others where people who couldn't get the required paperwork from the landlords and others just because (easier to fine the person in the office trying to get a renewal/extension than hunt down the actual person responsible). I believe it was those reports that led to people looking into it and discovering a renter could in fact register and do it themselves - as long as the dodgy landlords (some condo and air bnb landlords) supplied the relevant paperwork.

Departures zone 2, left hand side before passport control. If you go through the wrong place people have reported you can still be taken back to get one. If you don't spot it just ask around.
