Not the point. You can narrow the search to any particular area. My Thai partner has couple of condos and a townhouse. I just asked her how she finds tenants. On the good old facebook she selects an area joins a group. The agents view these pages and try and find tenant. Back to the OP.... Most rentals are handled by agents for the "finder's fee" so to speak. Unlike the way rental agents in western countries where the agent is ongoing and ongoing commission. If someone wants to deal completely just direct owner he would to walk into a place like View Talay and they have listings on a board. Actually just rented one to a USA guy with 12 month lease. He with his Thai gf just walked into the office of our building and asked office manager what's available. The office managers are aware of what's going on in the building. She knew we had recently purchased and did complete makeover. Took this guy straight to our room and my partner and he discussed rental. She said this he said yes. The office manager received one month rent from the owner previous to us and making offers on our behalf. She also got one months rent when she introduced the USA guy.. So she received 17k for finding renter and doing the contract.

Agree. I don't live Pattaya but frequent visitor. VT6 is on the beach and has largish rooms 48sm There is always rooms available for rent. For pool lovers it has enormous pool. Has direct access to beach road. Gate using key card. Fronts Second Rd so for someone without own car/bike can travel easily in both directions on the baht buses VERY close to central plaza. I like the Soi 7-9 area.

Stop being silly. In all the immigration references they use the term. Non O retirement Non O marriage. Nowhere does it refer to.... Non O being over 50. I have already stated that you can work with a Non O retirement however not in Thailand.

No. His extension is not based on being over 50. It's referred to non O based on retirement. One of the conditions of that visa is being over 50. He cannot work in Thailand with that visa. Same way as non O marriage. A condition of that visa is that you are married to Thai national.

The thread is about having a non O extensions based on retirement and working. Very ridiculous when you think about it.

Not even close to my experience March of this year. I did the 5 yr license from the 2 year at Chatuchak. I posted link to thread with my experience earlier in this thread. In March there was no online booking. You attend transport office with your docs that are checked. You are correct re USA not providing "address letter" . A certificate of residence is required. You are then offered on the spot booking. I was able to book 9am next day. I asked about the online and QR Code. Was not required. There certainly was not a long video on day of test. Perhaps 30 minutes and went through the various physical tests such as eye color, breaking, spacial, etc Good that you pointed out expired Thai license was of use as I always thought the limit was one year expiry.. In my case the 2 year license was expired by couple of months and birth date was month prior. So for anyone not aware your 5 yr license starts from your NEXT birthday so it's actually 6 years..

Who cares. There are forms for things such as being aware of overstay etc. Just sign it. "Ours is not to reason why......"

OP there are photo/photocopy shops near Jomtien immigration. Walk into one on day you are applying for extension. They know what immigration want.

This thread is off. If the OP indeed has extension based on retirement he cannot work. The OP is confused.

Does my head in. One would think it's the opposite. Mugs like me on extensions need to obtain reentry permit at immigration and those that have PR have added perk of being able to obtain at airport. BTW Airport good option for many..

As a word of warning to others.. As usual not all immigration offices follow the rules. Vaguely recall CM still sticking with old law. This is far to common in Thailand so folk always need to keep an eye on their own immigration office.
