  1. Read my post. I suggested that it was your FIRST extension and yes indeed you confirmed it was. That was good option. Suggest that you could have obtained a 12 month extension even without lease. Having said that , the lease made it simple. The OP immigration office is a big secret so who knows.

  7. There is no such thing as a retirement visa. You can obtain a non O visa then subsequent annual extensions. With that option you can buy a multi reentry permit and enter exit Thailand as often as you wish. Obviously you would need to be in Thailand for next annual extension. Other option is to obtain a ME Non O based in retirement from Savannakhet. That is a visa valid for 12 months and you need to exit Thailand every 90 days. You can exit Thailand and return same day. There are no restrictions of time out.

  9. Indeed that would be easy option. Not boasting but we have few rentals. It's so so simple to provide a lease. Have one joint SA guy and another USA guy ... Could provide them with fictional 12 month lease in a blink.

As a guide to others ...how have you managed 3 year stay. Granted covid amnesty and covid extensions would provide a swag of that. So to assist others ...having been in Thailand for 3 years what is you current status and next step. Currently two threads asking advice for extending their stay beyond approx 15 month
  12. OP, you can obtain a non O based on marriage in Belgium. Your OP is very clear and shows that you have done research. Yes you can enter visa exempt or tourist visa and convert to non O marriage. The issue with that is will need to have a Thai bank account in your name only to apply for non O in Thailand. 400k baht on day of application. The next step is 12 month extension and that requires 400k in your Thai bank for 2 months. Edit: just had second read of your OP. You do not have bank account. Entering on visa exempt not advised. The regulations changed recently. Suggest non O in Belgium or tourist visa best option. Which immigration office would you be dealing with.
  13. You are course correct in this regard. Many expats on non O extensions like to move and live in various provinces. Even moreso if not married and enjoy travel.
  14. This won't be of much help but here go,s Your non Thai wife can piggyback on your extension based on being your dependant. The important thing being that she needs to enter on that non O dependant. Cannot enter visa exempt or tourist visa and convert to non O
  15. Interesting. How does that work when your lease expires in say June and you wish to apply for extension in May. And your landlord has limit on how early new lease provided. Udon Thani imm office in the past was corrupt. Not aware of current procedures there.

I posted this as the OP provided clear list of what he provided and 12 month lease was not one. I also posted support in that thread I looked at several others threads. As folk have posted above...it is not a requirement. Nothing more from me as without office is pointless. My guess is they want a bribe or you use agent
  17. Not off topic at all. You posted an experience regarding one year lease requirement. At same time not name office. Makes advice impossible. BTW: My last extension based on retirement (Nov last year at CW) I had lease in my in my docs. The io passed it back. One new thing they wanted was my TM47. That is a very new request for my extension at CW. OP you don't get it. The reason I posted comments about CW is perhaps helps members to be updated with various changes.
  18. Because no immigration office that I'm aware of has a one year lease requirement. The fact that you provide one and it's accepted by IO does not mean that it's a requirement.
  19. Now you are sounding very naive. Immigration officers do not bother with ASEAN NOW. Various immigration offices NOT officers are discussed every day. Look at the replies so far are stating "name the office". It's the only way to obtain informed replies. Even better if from a poster using same office. BTW: the immigration officer asking for one year lease is ridiculous.

For folk planning to stay as long as possible always apply rule #1. Keep ONE visa exempt entry via land as you ace up your sleeve. So in this thread the OP should have applied for tourist visa prior to using his second land border entry.
