That is the difference between normal wall point of use water heater as shown on left and the multi point heater you use (which with the normal high temp of source water in Thailand have never found to be a good option - almost always hard to get and keep good shower temp using mixer valves but guess looks better for those from cold countries used to having hot/cold water). Suspect you are right that flow control failed.

In that case most people prefer to arrive visa exempt or with tourist visa and take care of the rest in Thailand (avoiding the medical insurance issues - or in your case not being in home country). You might require agent help to establish the bank account but once that is done and money deposited it is an easy process to obtain non immigrant O visa and extend for retirement by yourself.

Indeed - it is a real PIA to find this forum now and then you have to move through all the pin items to get to actual posts. As one of the most used and informative forums on the website find it strange it is not highlighted by itself. -
That is the exception but not a big deal as easy enough to make extend or make another entry if need more time. Actually it appears OP may not need for another 2 years as he seems to indicate he will remain in UK for next 2 years to get PR. Unclear why he wants to apply for Thai retirement visa now unless really intending to leave UK.

Krungsri Bank ATM problem

Do know there has been reporting of many ATM's being removed by banks in last few months so it could indeed be a communications issue - remote locations no longer supported for interbank transfers. Closing down was what I used to get 30 years ago when ATM could not communicate. By too much I was talking about the amount being set more than allowed by bank - transfers are limited to 50k but you were only sending 10k so that would not have been the reason. There are new laws for interbank transfers to prevent money laundering that might exclude some older machines from providing such service so that might well be the issue. -

You are aware any funds used to purchase land must be held by Thai only and so declared during purchase? That (gray zone) may be why you can not find much information here. That said do not believe normally checked beyond the declaration of ownership during purchase. -
Sorry can not advise on that except to say there seem to be very few such skilled workers in these days of quartz movements. But perhaps a request on Facebook might find someone - we had our grandfather clock repaired about 10 years ago by someone going house to house so it still may be viable. But cheap it may not be. Photo seem to show weights needing to be pulled up to keep clock running but am sure you know that, or I am missing something.

1. Do you even need a watch? Not withstanding this is Thailand time - you likely have a phone within reach with a much more accurate time display. 2. Can you replace battery yourself? Needle nose pliers could often be used instead of a dedicated wrench when I wore a watch. Batteries themselves are available in shops and online.

Non-O Visa renewal Question

A normal non O visa provides a stay of 90 days - a multi entry type can provide such 90 day stays for the one year validity so an entry before it expires would get a new 90 day entry. Any entry could be extended for a one year stay if conditions are met - and continued each year. Or does you friend have a non immigrant OA visa (pre approved one year stay on entry)? That only provides the one year stay unless you extend at immigration with financials/medical insurance. -
There can also be additional correspondent bank fees involved with Swift (depending on original bank/path required) - so the actual cost can be more than the original bank Swift fee and the Thai 200-500 baht amount based charge.

The link is for SWIFT type transfer - not the normal Wise local account payment system that most of us use here in Thailand and for extensions of stay income proof.
