Whats the point of the morning and afternoon alcohol law?
KhunLA replied to hotsun's topic in ASEAN NOW Community Pub
Not being developed ... Who's brain isn't developed when a teen. Think I started drinking alcohol at 14. TBH, didn't learn much more needed to exist and prosper in the world at that age. I still attended school till graduation, but what a waste of time. Already knew how to fill out a job application, and they weren't teaching anything else I needed. Chemistry & physics a bit handy, but repeating everything else had no benefit. On my 3rd job by then, age 14. At 15, had steady job, at restaurant, and was working about 40 hrs a week, before even eligible for work papers. -
Report Phuket Locals Seek Help for Injured German Man Sleeping on Streets

Wouldn't deportation help Does Germany provide transport back to the motherland, and then recover it from subject's finance. I think the USA does that. Fly you back, then garnish you income for repayment. -

You're assuming those, most who indulge earlier have a problem with it. I know many that didn't, inclusive, and many that did. Most I know, as they got older, and needed to be more responsible, inclusive, indulged less and less. Besides, being an alky is quite expensive, and low priority for me to spend money on, when money is tight. Does seem to be pushed, in media, and seems to be a requirement for some in social settings. I wasn't a fan of be social, as simply too busy. Really had no time to be an alky, or want the hangover the next day if over indulging. Had better, more important, more enjoyable things to do than sit around and drink alcohol as a hobby or habit. -
Economy Thailand's EV Sales Surge Amidst Industry Challenges and Price Wars
KhunLA replied to snoop1130's topic in Thailand News
Depends what broker or company you use. My BEV insurance last year and now is cheaper than the same car, ICE version, the prior year. Go figure, though I did change insurance companies. Been quoted silly prices ฿22+k, and have now at ฿13.4k. Year previous it was even cheaper, 9+K, but they changed the way they value the car vs repair cost, plus I had an oops. Actually, just comes down to price gouging, because they can. Unless the battery pack is compromised, it doesn't cost any more to repair a BEV. Still the cheapest around, and excellent claim service. -

If you read the news, nowhere does it state, they actually participated in the 'disruption', just talked about it in a ZOOM vid thingy. The charge of conspiracy, simply talking about disrupting traffic. Not that I disagree with the sentence, as activist are taking thing to far ... IMHO

Give it a rest ... Drunkard is a bit strong. Besides, too poor to become a drunkard. Need to prioritize ones finances, even at early teens age. Just enjoyed some wine & a doobie at lunch & beyond. Maybe a 6 pack and a doobie, after school some days. Party with the gals on weekends. I believe it's called enjoying life, at any age 😎 Live with Your Choices ... Rock On. S D & RR, as you never never know if you'll wake up tomorrow. -

Students would never figure out, to ask someone 20 yrs old to buy it for them. I drank a lot of beer, wine & spirits from state controlled vendors, but never bought it. Getting beer from local bar or other bar, known to serve minors was never a problem. -

Would think, just an attempt to keep alcohol from students, considering the time slots. Pre & after school hrs. -
Establishing value of parcel of land
KhunLA replied to isaanistical's topic in Real Estate, Housing, House and Land Ownership
I wouldn't put too much stock in that site. Accurate land office (LO) info, but not sales price. Just looked at a plot we bought this year, or late last year. States ฿1k per wa², or ฿400k per rai, ~฿100k per 1/4 rai, and was the price ~10+ yrs ago. A rai in the area was going for about ~฿400k, as we, the wife, priced many. We paid ฿350 for 1/4 rai (100 tw), bought 2, and happy with the price (2024/25). Bought one over 1 year earlier (2023), for ฿250, up the same soi a couple lots. Across from our house lot. Bought the lot the house sits on, for ฿76k, 10 yrs ago, the LO price fits that purchase. Was a bank repo, from years before. All lots on the soi are 1/4 rai. A developer bought, split & got repo'd by bank. Other sales on same soi, for 1/4 rai, were ฿450k & ฿640k, over 2 yrs ago. So going price now is about ฿500k for 1/4 rai, and we wouldn't sell ours for less. Just asked the wife, and that was the valuation of the lots, and what transfer tax was based on, ฿1k per wa², but certainly not what the sales price was. And the lots we bought, were the cheapest, at time purchased. When I suggested land office would be 'low ball' price, I didn't expect it to be that low. That is the standard way, we've experienced. Never tell land office what you paid, let them tell you what the tax is Same in other province, Udon Thani, that we bought & sold lots. -
Common sense solves, prevents most oops, or negative effects of. Car ... LFP chemistry, from reputable auto maker (SAIC/MG or BYD), and rare to have a battery fire. Charge in open air carport MB ... Abused, and only 1 small pop, while charging battery that should have been discarded yrs earlier ... oops Buy Sh!t, get Sh!t ... Roll the Dice 😎

That's a bit frustrating of late, and has failed so many times, I don't even try anymore. Strange that some links (C & P) work/clickable, while others, you have to highlight and 'go to'.

If not a 'red stamped' chanote, I'd give it a pass. -

I'd think it best to ask at said changwat. Having the chanote #, and they can give you the value & transfer tax charge, for that and past sales. When last time the area was reassessed. If not on a paved road, make sure you don't need any easements from neighbors to access it. -

Simply go to land office and ask them. That will usually be a low ball number, but I wouldn't pay more the 2X that. Everything I, we have bought, has been at the land office price, or lower than I price I would sell it for, or what other have paid in the area, if known. Depending on area, some lots appreciate very fast, 2-5X purchase price in 5-10 yrs. Our experience anyway. Biggest deciding factor, is it farmland, or a ready to build on lot. If needing backfill, that can add up quick. Does it have access to water & electric, less than 100m away, and on paved road or not. -

Strangers can only point me in a directions, till I verify their thoughts. Until then, I don't believe anyone I don't know or respect. -

You really need to be based somewhere, then travel to different parts of the country, and test places out, for at least a month. Get a feel what it is like living there, before making the move. Then if buying in, rent for a year or 2, before making that plunge. Even though we visited where we live now, a couple times a year, over 10 yrs running, we rented for well over 1 year, before deciding to live here. Week long holiday is completely different than every day living, during the changing seasons; hot/cool, touristy/non, rainy/dry, smog/fresh air.

Are you happy with your life in Thailand?

I believe I am, so, I am ... -
Any country with a population of 70M, and can attract 35M to visit, doesn't have to worry about tourism being finished. Not like the numbers are declining anytime soon.
