20+ yrs ago, you could find a decent house for $100k, now it's next to impossible, specially with a good school district, along with inflation and silly expensive healthcare, even if you have insurance or medicate. If moving & living there now, there wouldn't be much left for pocket money to enjoy life. Those already established, should be OK, but the youngins, it's a rough start. My nieces & nephews, and friends' children, luckily started 20 ish years ago, so all doing good and comfy life. Probably still the 'land of opportunity', but nothing like 20+ years ago.

They should realize they make more money, if they restructure the loan to 20 or 15 yrs instead of just a onetime penalty, then no future interest earned for them.

WTF FFS Again Why'd I bother Ignore list or not

@jumbo Really going to depend on the financing she has now, and what is in that contract. Whether they recalculate or even refinance the remaining amount at different rate or time frame. Depending how much you contribute, it may give her enough equity to refinance with another bank if present one isn't open to restructure loan. She could then pay off present mortgage with new one, with better terms. Our daughter has the worse mortgage, at a good rate. Hook in the buyer with the lower rate, but if staying with same, mortgage is only 3 yrs, then she has to pay off or refinance, for another 30 yrs, if staying with same builder's financing. Means she'll pay a silly amount of interest and never own it in her lifetime 🤣 We're going to pay it off at the end of first 3 yr stretch, and she can pay the wife back over 15 years, saving half the interest and own in half the time, if she had a real 30 yr mortgage to begin with. Then rent will be all profit, instead of mortgage payment, as it's an investment property. For those that can't pay off early, simply paying additional principle every month, as daughter is also doiig, really drops the amount of interest the bank will get along with earlier pay off. Use this calculator to see the advantage: https://www.mortgagecalculator.org/calculators/what-if-i-pay-more-calculator.php#top Never get a 30 yr mortgage or one that won't let you pay additional principle monthly or pay off early without penalty.

Well that didn't take long 🙄 THANKS to those that replied to OP.

That was your 'quote' in OP. I've felt more at home here, than anywhere. When in USA, I moved around a bit, for work. Never really in 1 house for more than 3 years there. Every house here/TH, (2) has been longer, and not going anywhere soon from present house.

Went back in 2003, for a couple months, caring for mother as she made the transition to then next dimension. Then in 2006 for a long weekend, for legal business, and couldn't wait to leave. Really felt like a visitor and not home at all. Would have been 1 day, if I didn't have to stay over a Friday for the excursion fare discount 🤣 as only 'needed' to be there on Monday. Flew in Thurs. left Tues.

General resources ... really Must have missed a few passages while reading: "The blockade has devastated Gaza's economy and caused a nearly 50% poverty rate[18] and one of the highest unemployment rates in the world. Living conditions in Gaza have led human rights organizations to continue to label it "an open-air prison" "Characterization as open-air prison Several rights groups have characterized the situation in Gaza as an "open-air prison", including the United Nations,[199] Human Rights Watch, and the Norwegian Refugee Council. This characterizations was often cited by a number of human rights activists, politicians, and media news outlets reporting on the Gaza-Israel conflict and the wider Palestinian-Israeli conflict. Former British Prime Minister David Cameron,[207] US Senator Bernie Sanders,[208] former Israeli diplomat Gideon Levy, and Israeli historian Ilan Pappe have endorsed this characterization as well. In 2022, Human Rights Watch issued a report on the situation in the Gaza Strip, which it called an "open-air prison" due to the blockade and held Israel responsible as the occupying power, and to a lesser degree Egypt, which has restricted movement of Palestinians through its border. The report highlighted how this blockade has led to humanitarian crises, namely shortages of essential supplies, limited access to healthcare, and high levels of poverty and unemployment among the Palestinian population in Gaza."

Continuing with silly topics, as just saw a post, 'When I move it's back home.' If you live here in TH, where do you consider home. Me, it's PKK, TH. When O&A, and folks ask, 'Where you from?" I say 'Prachuap'. This is home, where I've been 23+ yrs, almost as many as my adult life in birth oountry/USA. I don't consider that country/USA home, and if I left here, doubt if I'd return there to live. Maybe a long 1 year visit, check out all the National Parks, but that's it. I've owned just as many houses (w/wife) here as USA, and bought 5X as many new cars here, more MBs, and actually accrued as much money, or more, I think, as my salaried jobs in USA, which isn't a good thing, when I think about it. Only shows how little my jobs provided 😂😭 So where's home ?

I don't trust anyone's #s, least so anything Israel would state. 2000-1000-500 ... what's the acceptable # of innocent children killed for you? Or how many more? Just think, a simple agreed upon cease fire would put that number closer to something acceptable to me. Like -0- ... But hey, that's just me.

Winter festival in Thailand to boost tourism through creative events
KhunLA replied to webfact's topic in Thailand News
A couple thoughts ... ... I've never planned a holiday ahead, and many do not. Though do agree, many won't be changing or able to, if events even interest them. ... why do y'all think it's geared toward international tourist? As domestic tourist also take advantage of the cooler weather to travel TH vs the colder regions outside of TH seeking warmer weather. -
The penalty for my pension was 4% per year taken early, instead of age 65. I think I took it shy of 12yrs since 47% penalty, as get $357 instead of $674 (USD), I think it was. So ~76 yrs old is the break even point. Although I could actually live on ~12k baht a month, it's nice having govt Soc Sec, being more than enough for retirement visa, by itself. Pension pays for our 0&A hotel stays 😂 Aside from protected my pension, the union/IAM was pretty crap, and only negotiated $50 per year of service, and I was only there 13.48 years. Really screwed the NWA employees that were left, when DL took over at bankruptcy. So glad I left while under the last IAM contract w/NWA.
