Thailand Poised for High-Speed Rail Revolution Linking Three Airports
J Branche replied to snoop1130's topic in Thailand News
They have a lot of boxes to check to pull this off. 1. Designed for efficiency 2. Speed, and sustainability 3. Cost of Operation 4. Cost of Maintenance 5. Affordable to Customers 6. Quiet, Comfortable, with food and drink service. 7. Time tell completion ( Last thing you want is to waste so much time building the technology and rail specifications have changed. Let's all go to temple and pray they pull this off. Especially completing the line Nahkon Ratchasima in the next 5 years. -
Thai Police Arrest German Pedophile Linked to Child Porn Network
J Branche replied to snoop1130's topic in Pattaya News
Probably because the guy is saying "If you tell me where the rest of the money is we can split it, I promise" About Germany, I believe if like this case it seems most of the criminal activity occurred in Thailand possibly/allegedly that Thailand would take lead processing the crime. Money in Thai bank account, server possibly in Thailand, says he has been doing it after retiring and moving to Thailand for 3 years. After his possible jail time I guess he would be deported for the crime and working on a possible retirement visa. -
Alleged DUI Incident: Foreigner’s Mercedes Wrecked in Thailand - video
J Branche replied to snoop1130's topic in Pattaya News
You might want to check that insurance policy. Some don't pay if driver is tested and found to be intoxicated. Anyways, thanks for our daily entertainment. -
The news in Pattaya and Thailand never fails to entertain us. I just hope I don't get to the point where I have read or seen it all. The medical professionals laughing, taking pictures and you can guess what they are saying. "I am training to become a doctor, not to take toys off of big children" Wonder what he says to his wife when she asked how his day went?

How do you want things to be like by 2028?
J Branche replied to hotsun's topic in ASEAN NOW Community Pub
Let's start with a few problems, Debt and excessive spending these have been kicked down the road for 20 years. We are at the point we are just paying the Interest. I would like to see in 2028 there is a realistic long term plan to reduce debt to a reasonable level, our taxes are reduced, Healthcare and Prescription Drug prices are affordable, College Tuition is affordable, Wages allow for a decent quality of live with adding to returement savings possible. This is the dream for the future in the US. I'm not a label maker, don't have time to divide people and pick sides. I am a problem and solution person, just want the job done. -
Please help settle an argument
J Branche replied to Delight's topic in Real Estate, Housing, House and Land Ownership
Just trying to clarify the Condo in question is Thai Ownership? The Usufruct would need to be created and recorded at the Land Office to give the foreigner rights to the condo is my understanding. Regarding if the Thai Owner dies then if they have a Will and Condo is listed as being left to X person and that person is a foreigner than I understand after probate the foreigner would either need to sell or transfer ownership to a Thai in the set amount of time. If no will then family succession of the deceased assets happens and you would get nothing unless Married. I am not current on the option of a Foreigner loaning a Thai money for the Condo I can see many difficulties in the structure of the loan. -
Selling my Permanent Visa from EliteCard
J Branche replied to RedJam's topic in Thai Visas, Residency, and Work Permits
So still better to invest the equivalent of $178,000 US at 10%. I average about 16% to 22% long term so rounding down. Then your money is tied up. I can sell a stock and move the money in 48 hours if emergency happens. To each their own. -
Bangkok Condo Owners and Agents Arrested for Illegal Rentals
J Branche replied to webfact's topic in Bangkok News
"Their vision is to legalise and regulate small-scale non-hotel accommodations, much like similar European models, which could provide a sustainable framework for such enterprises to flourish legitimately." So business as usual. Profits over Peaceful place to live. If someone turns a Condo into an Airbnb next to a Politician I believe they would understand the challenges and noise issues some renters make. I guess it's time to buy some more foam earplugs and Xanax. -
Considering most recent elections in the US have been close to 50% for or against there will always be enough people for or against whoever the President is for that term. The problem is that the US has been financially irresponsible for over 20 years. If our credit rating drops and interest rate goes up on the National Debt it will make it harder to dig ourselves out of the hole. Thinking starting to fix this problem will be pain free is not realistic. I'll say it for the millionth time. What we say makes Zero difference to what the Government decides. We all have ideas and would do things differently. We just need to hope whatever political majority is running the show thinks about how something will impact the country, citizens or image/reputation of our country.

You spend how much time interacting with the IO office? I'm always trying to make it as easy and enjoyable experience as possible. We have all seen what they deal with at least at Chonburi Jomtien and I wonder how they keep it together sometimes. Having all requirements and documents in order, show respect, smile, don't get angry and don't give them a reason to target you?

Thai-Chinese High-Speed Rail Project Faces 350-Day Delay
J Branche replied to snoop1130's topic in Thailand News
I hope they can complete it in the next 5 years. The speed they are going at around Pak Chong I hope I'm still alive to see it completed. I would think they would need months and months of testing and adjustments once the rail is finished. The next problem is the train stops. The public transportation from the train stops would need to be developed. Ever left from North Pattaya Bus Terminal or Mo Chit in Bangkok and thought did anyone think this through. I want to move thousands of people through these depots with No efficient mass transit to the terminals. That's why people get off at the BTS stop along the bus route to get into Bangkok. -

Americans will buy anything. It wouldn't take much just some decent pictures, a little marketing, and a number of the reviews being paid for. -
Pattaya Attracts European Tourists for Extended Holidays
J Branche replied to webfact's topic in Pattaya News
The similar story in Pattaya Mail seems to forget that tourists generally spend more freely than long stay visitors. I know at least for most people I know they are less price sensitive when on vacation versus living someplace longer term. I think part of Pattayas appeal is location, convenience, availability of western food, cost, women, variety of entertainment, availability and variety of things to do. Why not perfect there are many people who agree the good outweighs the bad. -
I break mine out when I want to be like Palmer Luckey or Tim Newton. Once a month maybe. Kinda brings the retired, no cares, beach life mindset to the forefront of thoughts.

British Family Seeks Aid to Bring Injured Traveller Home from Thailand
J Branche replied to webfact's topic in Koh Samui News
Yawn. Another day, another beg page. Thailand is very economical to enjoy, spend the extra 40 or 50 pounds on a Medical Only policy from reputable company and not have to worry. Most have repatriation clauses. -
Bangkok Furious Over Cruise Ship Dumping Trash in River - video

This would make a good topic for Bangkok to address and tackle a long term solution for garbage disposal. I'm sure there are more expenses and challenges than I realize. -

Thai Ranger Calls Out Italian Tourists for Damaging Coral Reefs
J Branche replied to snoop1130's topic in Thailand News
We all laughed watching this guy throw a tantrum like a Big Baby on Amarin TV Quality entertainment. See these entitled people sometimes and they don't care. They visit some place and think they are VIP guests and should be allowed to do as they wish. Us long term residents officially apologize for these foreigners behavior. These people are why I left the US. Maybe send the video to the respective Embassy so they understand why they need to relax visa requirements for Thai tourists. -
Yes SHLD paid 15% for 6 months plus a little dividend. Not bad. It use to be taboo to be a weapons manufacturer now everyone sees the money and wants a piece. Palantir, Anduril see the size of the checks the Military Budget is handing out and are tired of dinosaur companies getting paid.

Police Launch Major Crackdown on Nominee Businesses in Region 8
J Branche replied to Georgealbert's topic in Koh Samui News
It's all good. They always say "wink wink" it will be okay. Until your money and efforts of your hard work are seized. They want foreign investment when the terms are advantageous to them. Watch School of Hard Knocks on YouTube. Riches people around the world say "Always have full control of the money" "Never be desperate and be willing to walk away" Many, many other places to Invest where things are much more advantageous and opportunities are just as great, where the foreign investor has a more even playing field -
We won the war on Spending and increasing our National Debt to the critical point all by ourselves. For our next party trick we will let Healthcare become so expensive that only the Elite and Rich can afford it. Then the loan for a 4 year degree at a good college will take 20 years to repay. Then the US will be like Thailand were everyone is underwater with to much Debt.

Chon Buri Man Shot Over Unpaid Debt of Tens of Thousands of Baht
J Branche replied to webfact's topic in Pattaya News
Yep, you don't make an example and they will make you the very last person they pay after buying whiskey, food, partying with friends, etc. That is why you don't break rule 1. Never lend a Thai money you ever want to see again.
