The foreigner failed to request a deposit of say 5% be transferred a week or two prior to transfer. The foreigner failed to get a Goverment ID copy the Buyer or Realtor. The foreigner is to trusting, couldn't consult with his previous realtor or their company to see if this was legit and pay a small fee. Considering he would earn 1.6 million on Sale. My understanding from YouTube vid. Government and countries sell Military Equipment. The power, influence, repoire, etc weigh heavily on decision. The vid was talking about for this country, the environment, landscape, X plane would have been a better choice but they chose the (US, UK, etc) I guess they manage the deficiencies for their needs and requirements. So my understanding no one size fits all for Military equipment and all countries in the world. -

Recap, AG crop burning seems to be an issue. Government expects farmers to figure it out after how many years of failing to reduce pollution. Farmers have little money or incentive to change farming practices. They have not been trained, may not be able to afford equipment without a loan or subsidy. Top Government can afford air filters and clean air controls in their home and office. Villages and Farm areas have little if any ability to respond and/or stop the burning. (Fire fighting equipment probably would be damaged, lives at risk going in fields, equipment stuck or broken in fields, no budget or incentive for fire department) Thailand has to wait for years for Foreign Tax scheme to support funding some projects. Politicians rely on voter support, increase costs, inflation, impact global trade and voters will look for new Politician. -
No for damages. Contract allows for inspection. Inspect on 30 days notice and bill for depreciated value of damages fair value. Yes for unpaid rent. The term is one year, once rent for May 2025 is paid then June 2025 rent is deducted from advance rent. Security Deposit should be returned unless damages beyond normal wear and tear. As you stated the drop down selection for repatriation is available so I would view this as Proper Reason. So we need to look for any early cancelation info in lease agreements. This may be a separate section anywhere in the lease if they are sketchy. I think they understand you can leave the country and a court case may not be possible due to time zones, or legalities. You seem like a reasonable person working to resolve the issue fairly.

Watthong I downloaded what appears to be the Thai Only Royal Gazette Decree and read the 3 page document regarding businesses (loosely interpret) renting housing to someone. My opinion only is that Yes, you may be in breach of the contract. (Some info refers to renting less than 6 months of a 1 year lease) Decree states (Google Translated)The lessee does not default, owe rent and has a proper reason. My opinion is the "and has a proper reason" is an additional requirement that needs to be meet. I'm still deciphering but Proper Reason was Not defined. The rental agency has a responsibility to advertise and attempt to rent the unit once the notice is received. The consequences for "breach of contract" by tenant should be listed or defined in the current lease agreement. The lease being in Thai Only is probably our responsibility to translate (Google Translate, Google Lens App may help) My advice. Copy and print all emails or messages regarding notice, follow up notice and replies from management Understand the last month after notice is given they can contact you for showing the unit to prospective tenants. Ask them to provide the specific page number, paragraph of the lease agreement they claim you have breached. Ask them to provide the section for consequences of breach of contract that is in the current signed contract. You owe Jan 2025 rent you gave 30 days notice Dec 31, 2024. Advance rent was paid so default or breach for failure to pay rent is not valid. Did you provide a proper reason for canceling the lease? I understand any confusion and difficulties as it took me 45 minutes to find, verify something that would take 5 minutes in US. Seems they need to publish the decree in Word, text, document form that can be easily translated to Lessees language.

Just purchased some tablets for children. For what your requirements are a 4000 - 4500 tablet would work. Your thoughts are distorted. 1. What is any warranty and/or support will you receive 2. How many years of security updates provided by Manufacturer. 3. How will I monitor, detect, or protect my data from being collected at some unknown location. (Access banking or financial site) keyloggers, backdoors, unpatched security flaws. 4. What will I use to test the tablet hardware specifications meet what is advertised? 5. Why is this tablet 1/2 half the price of their competitors when their competitors have better purchase price leverage, power, and volume? 5. Do I have 2500 baht to risk. Did I watch YouTube videos on cheap Chinese tablets to understand what I would be purchasing? 6. Will I make a YouTube video or post on Aseannow about my experience to help others? Most tablets are sealed with adhesive, and challenging to remove without experience, proper tools. That would be another way to view what components are in the tablet if software app is erroneous. -
I'm going by the info above. Landlord received 6000 baht deposit. December rent payment was late but paid in full. January 2025 rent payment is owed and outstanding. The deposit is for possible damages to the room and/or missed rent. Depending on the laws and lease the landlord may have the right to evict but should follow proper protocols. My best advice is for her to at least message the landlord, pay what you can, promise to pay rest shortly after. As a landlord when you Ghost us it almost never ends well financially for a landlord. Some Landlords view the deposit as additional income they get from renting a room.

I believe I had to approve Plaid about 8 months ago when connecting a new account. From my research Plaid is safe and used by many banks to share information to complete a transaction. My advice is always set limits and set alerts on any account you store money in. Change the password every 45 days, use an updated good browser or app, connect to VPN when accessing account and clear all info (Privacy, Security under settings in most browsers) when you close out and leave the website. My observation when visiting girlfriends family. Tablets will be used to play games and watch videos. They need to install software that if they don't use learning software or programs and advance through the lessons then only 15 minutes of free time use is allowed. My observation of family children is "quite is better" most times. Maybe save face, maybe to not feel uneducated. There is serious lack of initiative, understanding, and/or desire to look for answers or review resources to help in any way. Most lack any desire to understand how any process works. Steps needed to reach a result. There can be something broken that could be fixed by reviewing a YouTube video or website and most will not attempt or look for the answer. -

Since you didn't clarify who provides the pension I'm assuming it's the State Pension According to: expattaxthailand.com/understanding-uk-pensions-tax-thailand September 17, 2024 "classed as ‘foreign sourced income’ and fully taxable in Thailand when remitted. There is no specific relief under the UK-Thailand Double Taxation Agreement for state pensions, making them fully assessable under Thai tax laws." If you remit to your wives account I believe the tax liability will be your wife's. The wife has full control over what happens to the money. Gift of this size seems suspicious to me. Additionally you can receive No benefit and receive none of the money in return. She can't buy you anything for your exclusive use. CONSULT with a tax professional as POR 162 may allow the portion earned prior to Jan 1 2024 to be remitted with no additional taxes owed. -

We need to understand that Thai's view fighting as a part of their culture. Happens in a lot of schools or after school away from the building. They view fighting as a less severe crime as than other countries. They even have a visa for Muay Thai. I believe we view fighting differently, even uncivilized but we need to accept and understand Thai culture and how to interact to avoid major confrontation and understand the risks and results if we don't. One guy was doing the right thing, just run away from the big guy, he will get tired or bored and move on hopefully. -
As mentioned problem seems Service Charge is usually not noticed until bill arrives. Service Charge is not defined. Service Charge should be included in the menu price and Not an additional charge. Lastly hard for customer to determine if menu price + 10% is a fair price for food quantity, quality, and service.

Same thing many bars and clubs only respect showed and given. Next even if you didn't break the glass, and security comes, say sorry, offer to pay (probably 100 baht for glass) and leave if requested. This isn't a situation that is worth the risk of injury. Was thinking same thing. It may be because if he falls, hits his head and dies the Police are blamed. Looks bad if media broadcast it around globe. Additionally Police are generally more tolerant and use those long restraint poles for similar situations. -

I am just going by the info above. She is on a motorbike taxi, How was she drugged? Who would take or drink anything a random taxi driver gives them? I believe the Police want her to visit the hospital to get the test results and Medical reports to support her case. Hope everything works out okay. Many unanswered questions.
