Banana IT nowadays is often nearly only phones, just walk into another computer or camera shop. The other widely available computer shops, like JIB, Advice, ITCity, etc. carry them, so you could just walk in one. Camera shops like Big Camera or Zoom camera also have many SD cards. These shops also sell through Lazada and Shopee, or you could order directly from Sandisk through Lazada or Shopee, just make sure that's it's their official store and not somebody just acting like it. -

Marriage visa for only three months

A marriage visa is always for 3 months, so you will also get 3 months if you applied for a visa. When you apply for an extension for being married, this will then be for one year. -
As somebody who has recently been looking for land, my experience: I was looking for land to build on, so obviously the requirements and factors are different compared to farm land. The prices vary a lot, and depend on various factors, the most important factors are location and accessibility though. A piece of land next to a big road close to a 7/11 costs twice as much as one just a few minutes a way next to a small road, and the plot at this small road costs twice as much as a plot that's again just a few minutes away next to a narrow road. So one plot of land which is just two kilometers away from another might cost 4 times as much, that's of course just a ballpark figure. If you spend some time looking at farm land you will probably also be able to identify key figures which decide the price, and thus allow you to judge what's a reasonable price. You will then also notice that some people ask for a multitude of what would be reasonable, I don't really know what they are trying to achieve with this, maybe hoping to find a sucker.

I'm currently looking at an empty plot of land. When I talked with the owner, I got the info that electricity and water are ready. The plot of land is next to a side road, which connects to a slightly bigger road. The slightly bigger road has houses, electricity, water etc, but I would be the first one to build something in this side road. The small road has power poles, also in front of the land that I'm looking at, but there are no cables installed yet. Who pays for the installation of these maybe 20 meters of cable and water pipe to connect my plot of land? Does PEA/PWA do this for free when I apply to get the meters, or would I have to pay this? In case I would have to pay for this myself, what do you think which costs would this involve? (concrete power poles are there, but no cables, and and no water pipe, distance about 20 meters to the next power lines, and water should be somewhere there as well) Update: According to the owner there is a water pipe at the plot. I didn't see it yet, but might be buried under some dirt, I might have to bring a shovel to confirm this. So the only remaining question now is, who pays for the installation of 20 meters of power lines to the plot.

Planning to buy some land, the obvious things: - Only buy land with chanote, and check that the chanote is legit and matches the land markers. - Check that there are no mortages or leases registered on the chanote. - Make sure that the person who I meet at the land office to do the transfer and to who I transfer the money is the owner. Is there anything else I have to check which is not so obvious?

Just the border pass, for which you pay 10 USD to the Myanmar IO. -
I did a border run in Mae Sai, my first one in a few years, to obtain a visa exempt entry. Everything easy, no questions regarding my years long stay in Thailand asked, just stamped in. For the Myanmar border pass I paid 10 USD, no discussion about any extra tip, or that they would prefer 500 THB. After he stamped me in I informed the Myanmar IO that I intend to directly go back to Thailand. The last time I did this he also gave me the exit stamp and I could walk right back. This has changed a bit. He escorted me out of the building (at first I assumed he asks for a tip or similar, his body language was a bit strange, but no tip request what so ever), over to the official exit counters. He said something to his colleague IO there, and then this other IO took my picture and gave me the exit stamp and I could walk back to Thailand. I had to complete the Thai arrival/departure card. There were no queues what so ever (for westerners, for Myanmar/Thai citizens with border pass there were queues), I only saw one other western foreigner. From walking to Thai immigration, until I walked back into Thailand with a new entry stamp it probably took less than 10 minutes.

Don't you own a condo? You can just register your company and VAT there. Just for company registration any address is good, all you need is a rental contract, nobody will check if you are actually at this location. If you also register the company for VAT (required for work permit), then your company needs to have an actual office there and a physical sign with the company name on it in case the revenue department should come to check it. Most companies offering virtual offices also offer VAT compatible solutions, they just charge more. Here one example, no personal experience, just from Google: https://www.glowfishvirtualoffices.com/packages As you can see, without VAT 3k per month, with VAT 4k per month.

No, sounds like 2 adjoining buildings, which were both occupied by the Indian, nothing officially rented. I would assume this was a hand shake contract between the owner and the Indian, money paid in cash. Now there is a problem, like maybe the tenant doesn't pay rent, or the owner wants to sell and wants the tenant out, or any other reason, and now the owner claims that the Indian illegally occupied it.

You have the company already. I assume if it's just to hold property it won't be registered for VAT, so after you register it for VAT and employ 4 Thais you could then get a work permit and run some actual business with it. But this can also bite you in the ass if it suddenly turns out that the company has debts or outstanding taxes about which the seller didn't inform you. 50k is way too much.

Family names are supposed to be for one family, and afaik today they can’t change their surname to one of another family. But before the internet it was difficult to keep track of this, so different families with the same surname exist, they are relatively unique, but not 100%.
