  1. That's wrong. A condo consists of condo units, which can be owned by different people, the common area is owned partially by everybody who owns a unit. An apartment building is basically the same as a hotel, just for stays of 30 days or more (some "apartments" also hold a hotel license, allowing them to rent out on a daily basis), the whole building is owned by one person (or a company), who rents out the individual units. So if you plan to purchase, then you are looking exclusively at condos, not at apartments.
  2. Just Google for "serviced apartment", that's in between a regular apartment and a hotel. So they provide bed sheets, and towels, offer room cleaning, but don't have stuff like 24 hour reception or breakfast.
  3. Officially in his name? Did you see the chanotes? Might be in his parents or other family members names, then he might not have 5 and these sections of the law don’t apply.
  4. This law only applies if the landlord has at least 5 rental properties. Do you have proof that he has 5 rental properties?
  5. I doubt that anybody has this for rent in Bangkok, hardly anybody wants to ride this in Bangkok, just too big and heavy, in Chiang Mai you could probably get one. Even if you find one for rent, they will probably charge 2000 Baht per day for rent, is this within your budget?
  6. Theoretically required, but I think many immigration offices are flexible. My local office for example says that they don't mind if I don't update it. But if I will apply for an extension, then I should also get my TM30 updated before applying for the extension, but I can do this on the same day, no matter when I actually came back.
  7. As the previous poster said already, your visa doesn't matter, you can rent one. You could theoretically even rent one if you entered Thailand illegally or are on overstay. The steps involved are usually: - You look for a potential condo online. - You go to visit it in person. - If you like it you agree on a move in date with the owner or agent, at this point you might also ask for any extras which might be missing. So if for example the condo doesn't come with a microwave or washing machine, some owners will add it if you request it. Or maybe the sofa is worn down and you would like a new one. Some owners might ask for more rent, but that's all negotiable. - The owner or agent will then usually require you to pay a small deposit (few thousand Baht). Make sure that if you pay any money you have some kind of evidence, at least a Line or Facebook chat stating the basic terms, like "move in on date xxx. owner will add a microwave to the condo. paid amount xxx as deposit". - On the day of moving in you check that everything is as agreed (get a signed copy of owner's ID card, and house book of the condo), sign the final contract and usually have to pay one month rent in advance and two months deposit, minus the deposit you previously made.

  9. Police orders are no secret, but they have no public directory. Some of them are posted on the immigration website etc. but most are just sent internally to the police stations/offices and we don’t get to see them.   10. You understand this wrong. You don't pay withholding tax. The bank pays withholding tax. You can reclaim it, but this doesn't mean that you paid it. So when you ask the revenue office about it, you basically request information about tax paid by another party, which is probably confidential.   11. If they would force motorbike taxis to charge according to the law then probably hardly anybody would call a Bolt near an official motorbike taxi stand. Most people just call Bolt to avoid being overcharged.
  12. According to the article it's not clear yet if the remains are from a human. A doll indicates that it might have been a baby to who the doll belonged. Or maybe a witness saw a baby with a monkey doll in that area and might provide information to solve the case.
  13. How does he want to do this? It's not his company. Setting up a new company through an accountant starts at about 12k, for this you get the basics.
  14. As director of a company you should understand everything, keep everything and check everything. You are liable if anything is off. You shouldn't sign anything if you don't understand it. Every accountant tells you that they do everything for you, know everything etc. in reality most have little knowledge and do a lot of stuff wrong. How can you judge if yours is good if you don't understand it? You probably remember my reply from the other thread, where you also posted, where I wrote about my experience with my accountants already.... I regularly have to explain to accountants of other companies how to correctly issue a tax invoice. When they send me an incorrect tax invoice and I contact them, they usually tell me that this is how they do their taxes and that they can't issue me one meeting my demands. Then I explain to them that they have to issue it to me this way because that's according to the law, and I give them some time to research this. Then usually a few days later I get a call back from them or the manager, saying that there was a "misunderstanding" and the correct tax invoice is on it's way to me. So they have been doing their taxes wrong for years, until I pointed it out to them... You should pay taxes, social security etc. directly to the relevant government agencies by yourself, not through the accountant. I know of stories where people paid through the accountant, and the accountant told them it's 100k, but actually it was just 50k, and the accountant pocketed the other 50k. Or the accountant didn't transfer anything at all, and then a year later the company suddenly got the bill. Does your accountant do his own taxes correctly? After the initial setting up of the company, does your accountant issue the bills for his services to your company? Are 3% withholding tax deducted? It's the first time that I hear that a company doesn't have a stamp. Usually everything official you do in the name of the company requires your signature + stamp. After looking it up on Google: Yes, it's possible to not have a stamp. But be prepared to do some explaining every time you do something official, because they will always ask for the stamp, and in many cases you have to explain to them why you don't have one, they have to confirm this with their supervisor etc. When you send an invoice to a customer they might also contact you because you "forgot" to stamp the invoice and they want this corrected.
  15. So you have the plans already? Then probably not much, just do it yourself if you think they charge too much. Or just call and ask how much the government fees are. You have to ask the "กองช่าง" in your local amphoe. My building project hasn't reached this step yet, so I can't give you a number yet.

  17. As others pointed out, might be a phishing attempt, so be careful. Since you are asking this question, you are probably not too tech savy, so maybe let a friend who has a bit more knowledge assist you in what you are doing, he might be able to identify if it's a phishing attempt.
  18. I can't recommend a company, but if it's only day trips as you say it should be about 2k per day + fuel for a minivan. Depending on where you want to go and how often, it might be cheaper to just call a taxi when you need it.
  19. If you changed fluorescent tubes to led tubes you might have to change the wiring inside the bracket, there are different kinds of wiring for led tubes.

  22. Why? A 35 year old working for an insurance company in Bangkok probably makes 30k+ a month (unless she is just cleaning the offices...)
  23. Many jobs just exist because labor is cheap. If you force businesses to pay more the non essential jobs will be cut and many people without work. Ever been to Homepro? There are probably 3 times as many employees as customers. Raise the minimum wage to 600 Baht and half of them will soon be without a job.
