Lease Takeover A Good Idea?

It's being marketed by the current tenant. That's what I'm thinking. Why would the tenant be involved at all? If they wanted out of their lease early seems like they would just bounce the idea off the owner and get their deposit back when the place is re-rented if the owner is flexible. Only reason I considered it is because sometimes if you want out of a lease early the owner will say Ok, but only if you can find a new tenant. I had that situation when I lived in NYC. It's hard finding a short term contract, everyone seems to be asking for a year on the facebook listings. I guess the safe thing to do is ask for the house book of the owner and ID, etc just like on a regular lease, -
What is the point of a lease takeover? Why is the property not just re-rented fresh on a new annual lease? Is there a potential scam with the deposit? Tenant in Bangkok offers a seven month lease takeover where I sign a fresh lease but I need to pay the usual two months deposit which they say I get back at the end.

Thai's are much more influenced by what other people are saying. Kind of a "social pressure". In the Usa it's much more factual and evidence based. If you have a group supporting one side that becomes the truth and reality of the incident and the "good of the whole", even if the facts of the case say different. What actually occured does not benefit the group, only the lone individual. Similar to pleading guilty to save the courts time and getting a reduced sentence because you care more about the group and smooth functioning of the system then yourself.

I wonder how he bought a house in the Usa while in Thailand? That entails traveling back there, staying in hotels, being lucky enough to find a perfect property while you are in the hotel available to view it, etc. Unless, he just rock stared it and bought sight unseen. Not easy at all unless you are really loaded and just don't care about expenses. Thst's one of the reasons why I'm looking at Mexico. It's so close to the Usa I can just bop over and view properties.

It's funny how anybody who mentions anything negative in Thailand gets personally attacked like they have some sort of mental problem or defect. That's actually why I posted the video. There are other people out there that won't deny the shortcomings of the place. I actually agree with almost all this guys complaints.

Cold days are not all that bad. Just put a jacket on when you go out. You will need some real shoes and long pants also if you can handle it. Miss cold weather and want to see some snow.

Periodically when I return to the USA to visit relatives the subject of expatriation comes up. Some retired individuals always express interest in possibly moving abroad, but the one obstacle that gets in the way is "stuff". The move would require doing something with all the accumulated things sitting around. Either a huge garage sale or storing it somehow, at least if the move was long term. Or, I need to clean everything out to rent the place for a year, or something similar. My favorite excuse so far being that everything needs to be photographed and sold on Ebay. Something that would take years to accomplish 🤣. It never gets done. They just talk about it but never have the energy to make any kind of move. I always think, oh well, that's their karma. Or, they use the stuff as an excuse to not do something they don't really want to do anyhow and forget the idea entirely once I'm gone.

It's a thing in the USA now. They call it "Van-life". People live in the back of vans, go from place to place traveling the country, including Wal-Mart parking lots, to park overnight and sleep. There is an online community and app that tracks groups and shows where to park. They call it minimal living and freedom. When I looked at it deeper a couple years ago online I discovered it was really not all that romantic though. There were a lot if semi-broke almost homeless people involved. You start reading about how they can't afford the designated campgrounds and toilet facilities and need that shopping center parking lot, etc.

He is not making it up, he is right and is brutally honest. I walked around today outside but it was so hot and sweaty I stayed in most of the day. I don't need a/c but after a half an hour I was done outside. Hardly any Thai people were walking around either. That's a wasted day for someone who wants to retire outdoors and not sit inside all day with a fan. There have been many days like that this year in Pattaya.

Looks like the beach and water are pretty nice. Anything else besides hospitals and traffic put you off? Hard to see how it could be worse then Pattaya & the visa situation is much better with permanent residency fairly easily. Not to mention that spanish is much easier to learn. Much nicer weather ss well.

Another evacuee. Refreshing honesty. I like the discussion about taxes. You don't get a tax receipt with just savings money coming in, that's only for retirement pensions or social security. Thai revenue probably won't review actual Usa Irs tax returns so there's no way I know of to prove that money has already been taxed in another country.

Most don't have that masculine personality. I have not seen many John Wayne's here. The exceptions were the guys who did leatherwork in the North around Chiang Mai, making wallets, saddles, belts and such, or handmade silver jewelry. Other exceptions are metalheads and those into hard rock music. Everyone else comes across as kind of "girly" from my Usa perspective. Kind of a lack of character or edge is the best I can describe it. -

Fact is, there probably isn't a place here that's "that great". Your expectations exceed the reality. I have the same problem and have been traveling around here for years trying to find that perfect spot. Although you can probably still find niches here and there in Thailand if you try hard enough, I have come to the sad conclusion that those perfect places require moving to a different country along with increased costs. -

I think only a court can force a payment, not the police. If you don't pay it goes to court if the other party pursues it. They may hold your passport and keep you from leaving if a court case is filed.

You still show up at the police station if summoned. You just say you are confused and can't remember what happened clearly when asked any questions. If they detain you or won't let you leave without payment after the meeting, then it's time to get a lawyer.

Did the police take statements from witnesses at the scene or are witnesses still around that are willing to get involved? If not, it's your word against theirs. I would just keep silent, or if I thought I was guilty, pay what I thought was fair without admitting guilt.
