Things always change and at 36,000 CAD for a 5 year visa the so called "rich" Chinese and Russians will have other, much better options, one of them being Canada. This amount of money (36K) is enough to hire an agent who will find them a school in Canada to do University and Masters which will lead to Permanent Residency and eventual citizenship. No visa hassles ever with a benefit of free (and once world class) healthcare. But who wants to live in Canada? It is so cold and miserable, you say. Yes it is, but to Russians and Chinese it makes no difference. They are used to cold and miserable.

Not true. You need to read a contract. Most agents will put a clause that they are still enfitled to comission even if you sell through another agent.

Waste of time. You need to find a good real estate agent, period. My wife has been in sales for 20 years from franchasing 7/11 stores to industrial manufacturing. 95% of sales people here like to gloat, but are useless in real life. We recently sold a Condo in Bangkok using one of her real estate agent friends in this really crappy environment.....for a loss mind you....but we sold it because her friend doesn't suck at her job.

It is better than my wife's previous Ford. They actually refused to honor the warranty. She tossed it and bought Honda. I do prefer American cars over Japanese due to comfort and generally a better ride. It's just that after service on some of these brands sucks. In totally unrelated issue, how many Farang mugs know tyat the warranty on your brand new shiny condo in Thailand is only 1 year. No wonder Japanese cars here hold better value than real estate.
