Juristic generally have nothing to do with TM30. Responsibility for TM30 should be one of the following depending on your lease agreement. (1) Condo owner (2l Rental agent (if agreed in lease, may be a fee) (3) you as householder of the property under lease. You will need copy of owner ID and condo chanote or house book For background I rent out a condo whereby lease agreement says I as owner am responsible for the 1st TM30 and Lessor is responsible for any other TM30 required. In all cases rental agent offers to do the TM30 for 500 baht.

Yes that's correct. He needs 800k baht in bank for non-imm O application and it has to be in bank for at least 2 months before the 12 month extension application -
Please stop making stuff up. This is from Sydney Council (note the gov.au web address) and it says exactly what I said (and you said was rubbish). As said to the OP already, this credit charge surcharge is common all over the World, not just Pattaya

Because you have asked a very stupid question. The e-visa application portal and the HCMC Thai Embassy website clearly state you need to show financial evidence of 400k baht. But you think that is ambiguous and that people must have applied for e-visa without the 400k baht proof. Thread is pointless, might as well ask can I get the non-imm O marriage without a Thai wife

Well it has useful info in it as thread title of e-visa is still relevant. Much more up to date than the pinned thread which is all about entry to Vietnam during coronavirus 😆
