Immigration handbook says differently. Criteria 2 says you must have temporary permission to stay and have a visa stamp in passport. So a non-o visa qualifies. -
What documents is the juristic condo person required from the owners.

As a Condo owner I've leased out a Condo through a Real Estate Agent and we had no obligation to provide Juristic with any lease details (as none of their business). Asking for a TM30 is also ridiculous. We do have a warning sign that letting <30 days is not allowed and will be reported, but it's up to Juristic to notice that there is a constant changeover of residents to report. Seems to work well as we have no airbnb in the 3 building Condo complex. -
Whiners everywhere it seems 😉 I don't mind sitting in a beach road or 2nd road bar checking out if any hot Chinese girls are staring out from the buses going by 😉

You had a 90 day visa and a 60 day extension but you couldn't plan to depart by day 150 of stay? Anyone that plans for a 3 day overstay deserves to get fined lots in my opinion. Having said that people that do plan to overstay seem to forget that if caught on even 1 day overstay they can get a 5 year ban from Thailand

Your math is off as OP works month on, month off and says he wants to do 5 months per year in Thailand so 5 Visa Exempt entries. -

That's funny 😁 My passport was issued in 2015 and it only has 9 years of Thai stamps in it (as Australia doesn't do stamps). IO's have never raised any concerns over only having Thai stamps? -

I don't think you'll have any problem being away from Thailand for a month each time. I've been doing 7-9 months in Thailand on visa exempt last couple of years no problem (generally 2 months Thailand, 1-2 months Australia) -

He doesn't have the 12 month extension yet so his re-entry permit would expire same day as his 90 day non-imm O date -
What I've found different this trip is that there are so many baht bus driving down the beach side lane instead of the inner lane. Has made it much more difficult to get a ride as they can't stop to pick you up without crossing 1 or 2 lanes of traffic? Do they maybe pick up from right lane as well now as I just saw them pick up from middle lane 😄

At least they showed a red & black Honda CBR as photo 😆 The bike pic shows very little damage, just some heavy scrapes down right hand side (unlike the pic of a totally destroyed bike in OP) -
I don't get it. The OP already started a thread about where to get an electric Jug, surely the answer to that is the same place to buy a fan? What's next, thread about where to buy a sandwich maker?

I was a little shocked last year when I got a 2900 baht elec bill in April when normally it's about 1200-1400. I serviced the aircons as weren't as cold as they should be and put a movable fan in the tv room. I still used aircon in bedroom all night to sleep but Elec bill in May came back down to 1500

For anyone 50+ you can get a yearly retirement extension + multiple re-entry permit for 30k a year through an agent, so costs 600k baht spread over 20 years. That leaves 2.8 million you can spend on any perks you like 😉 -

But you'd have to be stupid to pay 5 million for the 20 year elite when you can get two back to back 10 year elite visa's for 3 million (1.5 million each) There's the real comparison: (1) Pay 3.4 million now to get 20 year visa that only gives you 90 day permission of stay on entry; or (2) Pay 3 million split over 10 years with 1.5 million now for 10 year visa that gives 1 year permission of stay on entry. Pay another 1.5 million in 10 years time therefore allowing you to invest your money for 10 years -

So you priced it @ 3.4 million baht, the exact same price as getting a new one! Why would someone buy a used visa for the same price as a new one? Also you said in OP it only gets you 90 days on every entry. The new elite visa gets you one year on every entry. Much more useful and at 900k baht for initial 5 year visa much cheaper (1.5 million for 10 year or 2.5 million for 15 years) -
Some misinformation in this thread. Last December I went all the way down to the VAT refund counter (before check-in) and waited in line only to be told at counter no need to go there as item was < 20,000 baht cost (as per daejung post above) So I just needed to go to the VAT counter after immigration for the refund on my 12,000 baht phone. Didn't even have to show it to them

TM6 arrival card hasn't been required for years. They stopped using them by air years ago and just stopped using them by land crossings this month.- 1 reply
