What I recall is one poster made about 4 repeat threads over a year ago saying that Jomtien told him to come back 1 day before expiry but I never experienced that at the same time he was posting. All of my 30 day extensions in Jomtien were done about 2 weeks prior to expiry in the 6 years I used them (3 or 4 extensions per year)
What a loud of rubbish. I've done 30 day extensions at Jomtien since 2018 and never had a problem. These idiots lining up an hour before it opens are crazy as my whole time usually lasted less than that.
I found going at 09:30 - 10:00 worked well to get rid of the pre-opening crowd and finish well before the 11:30 lunch break
Yes the last couple of years they may say to come back next day to pick up passport but in and out in 5 minutes
Well if you don't have 800k baht equivalent in a bank then pretty much that's what agents are for. I'm not sure if you'd have the 30k baht for an agent though, which is what's required to open a bank account and get your non-imm O (Retirement) + 12 month extension
Edit: just saw your response that you are Dutch. Isn't that one of the embassies that still give the income letter so you can use that instead of 800k in bank?
I also got a non-imm O e-visa without having to upload a copy of the ticket. I had to state date of arrival and flight number but I just made those up from the Singapore Airlines website.
I was never going to buy a flight until my actual visa was approved as e-visa site said it could take 10 business days or longer to get approval. As it turned out it was approved within 72 hours
(I understand tourist e-visa do ask for ticket to be uploaded, but non-imm O doesn't)

Condo has cleaners and Technicians on staff. They do all reguar building maintenance as well as chargeable services like clean condo, change water sqirt gun, change light bulb, unblock drain, etc
Urban Condo on soi 15 has excellent management. I bought new in 2009 and it had some rough patches up to 2014 when the developer appointed Juristic was pretty much crap. After they were all sacked and a professional juristic management company was appointed it's been excellent. My 14 year old condo block still looks like new, very well maintained.

How could anyone that sees Pattaya 2nd Road with 2 lanes of busy traffic say "let's take up half of one lane of traffic by walking 3 abreast, they'll go around us". And that's what happened, car veered into next lane to avoid them, bike following car couldn't see them until too late
You as OP asked about foot massage. How is there never a real foot massage, which are usually done in open view of everybody at front of shop. But good luck avoiding the foot massage prostitution.
