No mate I didnt learn from experience, when the time arrived and I thought about dating Thai women exclusively I had just joined Thaivisa back in the day, back then it was less regulated so all those sad tales of wow and getting taken to the cleaners where all over the place, looking back now im guessing a fair bit of it was trolling but never the less it was a warning, so eventually about a year later I got on to one of those Thai dating sites, I had worked out a strategy and stuck with it like forever, over 30, University educated with a real job, no kids, and never had any issues dating here for close to 20 ys when sticking to my criteria, now you go through a few lean times here and there so you drop your guard when they either dont match your criteria or a few red flags go up and thats when ive had a few misfiring moments, but im well in control of my feelings, let the big head on my head do all the thinking and making the decisions you ghost them quicker than you can blink an eye.

Learn the god dam culture, some things become clearer, stay away from red light districts, find yourself an equal rather than some poor wench from up country with 3 kids, raise your god dam standards if you fly low you will suck in all the dirt... -

I dont know what the real answer is but ive had a Thai say sorry to me, the TGF too so I would assume more of the better educated ones are aware of "sorry" and what it means and if there saying it then its within there grasp. Right now I been screwing around for 3 months with a big Thai store, the issue just went around in circles in store for most of two months, after meeting the third manager she eventually escalated it up the chain, ive had to call her 3 times she only ever phoned back once, so Thai customer service only works well when you have very minor issues, today I had enough, no return call so I fronted up, reminded the front desk who all know me by now thats its been going on for 3 months, no sorry nothing, you get no satisfaction from them, but sometimes other establishments in the past have acknowledge but who f*****g cares when they do the same next time and they do sweet f all about it, anyway was told my claim has been rejected but thats another story, my point is, they might go to school and even university but the system here doesn't want them to be able to think out side of the box, make a decision, they just turn out plastic men and women who's only ambition might be to own a 16 pro max. Ps there isn't much hope for them when a plumbing issue is ruled upon by the electrical department hey?

You dont know what you are talking about, Australia and the US build with timber frames, and these houses can be made fire proof, it would be the same in the US, they have a building code, once its established the area is a fire risk its reclassified then the building code is updated for fire risk, all new housing then must meet the criteria of the code or it wont be given a certificate to occupy then we would get critics like yourself wanting to build a house in a fire risk area complaint how much his new house is going to cost because it needs to comply to that areas building code. Add forestry not maintaining the forests throw in a dry winter add a hot summer then some residents not doing the right thing by keeping gardens etc clear, you obviously never lived in a dry country or area.... Obviously a lot of the houses where built before the more stringent building codes came in, then you get a one in a 50 year fire, sometimes you cant stop nature, as for solid brick house still standing, the heat can affect them too, might still be standing but may need to be demolished, and why build with timber frame? starts with plenty of timber, AU and US have/had so much timber they supply the rest of the world, easier to work with, easier to modify as well, win win. -

If time and no stress is important to you use and agent, we got a few guys here who everything falls at there feet, for the rest of us its a god dam chore trying to find a bank to open an account, worked for me. There is only corruption if you ended up in my situation where I had run out of time after been rejected because I did not have a bank account, use an agent they sort it quick, in fact when you land the very next day find yourself an agent, then you should have time for them to open an account for you and for you to transfer in the funds, -
There is this lack of knowledge in this country by people behind the till, wise or revolut mainly I prefer tap and go from my apple wallet for both, the digital card has visa stamped on it, think the physical too, big box stores no issues some of the smaller ones as soon as they see visa they say no even after I say its a debit card they want the 3%, one time wanted to pay for a motorbike from one of the big bike stores all over this town with the wise card, would have been same deal with revolut they wanted to stick the 3% on top, so I transferred to my Thai bank and scanned. Free to transfer monies into your wise or revolut account, they charge a fee to convert to an overseas currency, wise charge a fee to transfer to your local bank or to another person, spending by card no fees, I assume revlout is the same, I only carry home currency then convert to Thai B in revolut spend through wallet or physical card only.

New build Sattahip area approx 70 lineal meters 2.2 meters high concrete blocks rendered and painted not including gates around 220,000 price from a builder works at around 3500B a meter give or take. -
I think you are wrong when you say "inconsistent" he is very consistent in behaviour and how he is in everyones face. So its looking like back to the future, Regaonomics and a part of that was wanting open borders open trade around the world now 40 or so years later with there power slipping away its slam the gates shut and stick up tariffs. Id be embarrassed if I was from the US, you guys haven't wont a trick since the end of the second world, might surprise them to know most of the world cant stand them, well politicly, thats there allies too, I for the life of me would like to understand why my government has hitched itself to a dead man walking.

Its not what they can do its what there going to make you do, we have to make them understand, they will always start at the point of least residence for them, they go by the book, if its not a clear case then you the tax payer will be required to supply reams of paper work most likely transcribed to Thai etc etc etc. Then what they miss today if your still on there shores and as they slowly catch up cause we the expat are easy/soft sitting targets, you might get a please explain letter or email one day, you want to stop thinking they are incompetent if you been living here long enough you should know what Thais are like with money.

Was thinking same, I already printed out home bank statement with dates to show funds where clearly in an account prior to Jan 2024 on a sum of 850,000 I brought in for a purchase, show's those funds were transferred to my every day AU account then leaving. From what I've read it's meant to be tax free but lets see what the Thai Tax people say, im hoping there on "the ball" but the way they do things here im thinking there going to want a lot more proof assuming they even accept it.

Yes, if you have an account you can hold multiple currencies including Malaysian, apply for physical card to use and in ATMs upload a virtual/digital card in wallet tap and go. If you run out of money in the account you are using it will automatically take funs from the best conversion rate account you hold in wise. -
Yep here in Thailand at least you are right, at the same time if you have a soul to to soul connection with your partner why muddy the waters? I have lots of my time on my hands so could easily, but im committed to my partner, why f.u.c.t it up? if it was over fine, I know it could be over in a second, maybe its why I make an effort....at the same time if she wasnt I know I have options,,,,

hahaha well I was a devotee of salsa dancing back home and in AU we have a lot of latinos mainly from Sth America, the reputation you guys have is pretty poor, the touching, all over you, the love bombing all over in a day or two what can I say? Maybe get to know the culture off where your staying to start with, certainly here in Thailand the love bombing works Thai women are fools, well lack experience, you guys are party boys, know of one Thai woman who was screwed over big time by a Latino, she acknowledged it but paid a heavy price for it, put it simply once known never taken seriously
