Ive put my condo up for sale, no signed agreement with the agency which surprised me, they have advertised it and one inspection, contacted me recently after 6 months to ask if I am still wanting to sell, yes, the deal is like anywhere if a buyer you are dealing with was introduced to your property by the agent/s then commission is payable, if on the other hand my condo office manager gives me the lead it would be nice of me to give her something if the sale went through. In AU you are under obligation for as long as the contract is valid for even if the buyer bypassed the agent and came directly to you.

He should have had the balls to return 4 am with a truck and a few helpers and clear out as much gear and stock he could, she most likely would have to walk away or spend a fortune to re stock etc, but did he keep the recites for what he payed for and paying for? as he wasn't much of a business man he might have ended up in jail doing that knowing his luck.

Same as GST with held in Australia, but its 10% there, your builder/head contractor will be on a rate at least in AU its adjusted each year on turnover and profit, may be not here, never mind, he can file a tax return end of the financial year, You are a business and obviously registered for Vat the house build is being treated as a business transaction, make sure your builder is aware of that 3% deduction as you know here paying tax is something like getting cancer, tell him to invoice you showing the 3% to be withheld, if at all a half decent biz it shouldn't be a problem.
